prepare a report on the status of the existing trees for <br /> approval of the Director of Planning prior to issuance of <br /> final occupancy permits. <br /> <br />8. All roofs shall be composed of either black or very dark gray <br /> composition/asphalt shingles, final selection to be made by <br /> the applicant prior to issuance of a building permit to the <br /> satisfaction of the Director of Planning. Roof materials <br /> other than the composition/asphalt shingle shown on the <br /> material sample board shall be considered by the Design Review <br /> Board for final approval prior to issuance of building <br /> permits. <br /> <br />9. The applicant shall install a bus stop and enclosure near the <br /> southwest corner of Stanley Boulevard and Del Valle Parkway <br /> with construction of street improvements. The location and <br /> design of said bus stop and enclosure shall be reviewed and <br /> approved by the Director of Planning and City Engineer at the <br /> Improvement Plan stage. <br /> <br />10. All garbage cans shall be stored within an approved trash <br /> enclosure located either within, or attached to, the project <br /> structure's garage as shall be shown on the building floor <br /> plans. <br /> <br />11. Each "in-law" unit shall have continuous access to "Conner <br /> Lane" or "Katie Drive" through the private lot. Access shall <br /> be provided via gated entries. Gate details shall be shown to <br /> the satisfaction of the Director of Planning prior to issuance <br /> of Building Permit. <br /> <br /> 12. The applicant shall implement the noise mitigation measures <br /> identified in the noise report titled, "Madden Property <br /> Residential Development, Preliminary Environmental Noise <br /> Study", by Charles M. Salter Associates, Inc., CSA Project No. <br /> 90-181, dated September 5, 1990, to the satisfaction of the <br /> Director of Planning. The height of any required masonry <br /> soundwall required in the above-mentioned noise analysis shall <br /> be referenced from finished grade, or as otherwise required by <br /> the Director of Planning. <br /> <br /> 13. Both alley "one" and "two" shall be designated and identified <br /> as a "Fire Lane - Towaway Zone". The homeowners association <br /> shall contract with a tow service to continuously remove <br /> illegally parked vehicles from alley "one" and "two". <br /> <br /> 14. Lots 3 through 14 shall be graded so that they drain towards <br /> "Katie Drive". <br /> <br /> 15. All buildings shall maintain a 5' separation from the curb on <br /> the alleys unless otherwise approved by the Planning <br /> <br /> <br />
