Tree wells and landscaping located in "Katie Drive" and <br /> "Conner Lane" and median islands located in "Madden <br /> Court" and "Conner Lane" shall be maintained by the <br /> homeowners association; and <br /> <br />5. The applicant shall submit private lot fencing and project <br /> retaining wall, decorative wall, and soundwall design plans <br /> with the tentative map for review and approval by the Planning <br /> Commission. The plans shall show the location and design of <br /> the above-mentioned structures. The Del Valle Parkway and <br /> Stanley Boulevard soundwall shall be designed with varied <br /> colors and textures, and, if feasible, varied surface planes <br /> so as to create maximum visual interest. Henceforth, all <br /> fencing and walls shall conform to these plans. The <br /> homeowners association shall be responsible for maintaining <br /> common retaining, decorative, and sound walls. <br /> <br />6. No building additions shall be allowed, and accessory <br /> structures for lots 1 through 88 shall be limited only to spas <br /> and trellises. The applicant shall prepare small lot siting <br /> and design standards for the above structures' for rear yards <br /> of these lots for review and approval by the Planning <br /> Commission in conjunction with the tentative map. <br /> <br />7. Prior to approval of the tentative map, the applicant shall <br /> provide an updated analysis of the valley oak trees located on <br /> the site, and the oak, almond, and walnut trees located along <br /> Stanley Boulevard for possible preservation. The report shall <br /> identify all measures necessary to protect these trees from <br /> project grading and construction phases and to ensure <br /> continued health over their projected life spans. The trees <br /> located along Stanley Boulevard are exempt from this analysis <br /> if the City Council approves an alignment of Stanley Boulevard <br /> that requires removal of these trees. <br /> <br /> The applicant shall comply with the recommendations of this <br /> report and shall arrange for the horticultural consultant to <br /> conduct a field inspection prior to issuance of grading <br /> permits to ensure that all applicable recommendations have <br /> been properly implemented. A certification from the <br /> consultant shall be submitted to the Director of Planning <br /> prior to any grading or grubbing on the site. In addition, <br /> the applicant shall arrange for the horticultural consultant <br /> to inspect the site during grading and construction and to <br /> <br /> <br />
