irrigation plans for review and approval by the Director of <br />Planning. Landscaping and irrigation responsibilities shall <br />be as follows: <br /> <br /> a. The applicant shall install two espaliers with vines on <br /> the blank zero lot line walls of the single-family homes. <br /> These espaliers shall be shown on the final landscape <br /> plan to the satisfaction of the Director of Planning. <br /> These espaliers shall be maintained thereafter by the <br /> private property owners. <br /> <br />b. The applicant shall provide corner lot landscape plans <br /> with the tentative map for review by the Planning <br /> Commission. Private side yard landscaping on corner lots <br /> shall be installed by the applicant within 30 days of <br /> close of escrow. <br /> <br /> c. The applicant shall install all landscaping shown in the <br /> approved landscape plan in the Del Valle Parkway, Stanley <br /> Boulevard, Katie Drive, and Conner Lane right-of-way; all <br /> common area landscaping; and all private landscaping <br /> facing Alley One and Two. <br /> <br />d. The applicant shall install front yard landscaping on all <br /> lots as shown on the drawings titled, "Unit Plan A32, <br /> A36, and B32 Landscape Concept Plans" and irrigation <br /> lines to be shown on the building permit plan set, within <br /> 30 days of close of escrow; <br /> <br /> e. The applicant shall install one 15 gallon size tree on <br /> the front yard of each single family lot in order to <br /> augment the street trees. Tree species shall be shown on <br /> the landscape plan prior to issuance of building permits <br /> to the satisfaction of the Director of Planning. The <br /> tree's location shall be determined by the property <br /> owner; <br /> <br /> f. Private front and side yard landscaping directly facing <br /> a public street and/or private alley, and landscaping <br /> facing either "alley one" or "two" on lots 1 through 88 <br /> shall be maintained and irrigated by the homeowners <br /> association as shown on the approved plan. Rear and <br /> interior side yard landscaping for these lots shall be <br /> maintained and irrigated by the property owner and may be <br /> modified by the property owner without approval by the <br /> City; <br /> <br />g. Private landscaping on lots 89 through 112 facing either <br /> "alley one" or "two" shall be maintained and irrigated by <br /> the homeowners association as shown on the approved plan. <br /> Front yard landscaping on these lots shall be maintained <br /> <br /> <br />
