43. The approaches to the driveway aprons on lots 1 through 40 <br /> shall be modified to include a 12' wide flared opening to the <br /> public street, a paved approach at the driveway entrance, a 6" <br /> concrete curb along the zero lot line side of the adjacent <br /> structure, and a reduced size tree well. These changes shall <br /> be shown on the tentative map for review by the Planning <br /> Commission. <br /> <br />44. Prior to submittal of the tentative map, the developer shall <br /> work with staff to explore the possible means to avoid <br /> relocating the major storm drain and sanitary sewer lines on <br /> the site. Any modifications required to maintain these <br /> utilities in their present locations shall be shown on the <br /> tentative map to be reviewed by the Planning Commission. <br /> <br />45. The applicant shall take such actions as are necessary to <br /> enable City enforcement of all appropriate vehicle code laws <br /> in alley "one" and "two". These actions shall be completed <br /> prior to the first building occupancy. <br /> <br />46. Project grading on lots 3 through 14 shall be shown on the <br /> grading plan to be submitted with the tentative map and shall <br /> vary no more than +/- 6" from the adjacent property grade <br /> unless otherwise approved by the Planning Commission. The <br /> height of the westerly property line fence shall be no lower <br /> than 6' from project grade and no taller than 8' from adjacent <br /> (Rachel Place) property grade. <br /> <br />47. Across the site's frontage, the applicant shall pay for one- <br /> half of all of the ultimate right-of-way necessary to be taken <br /> from properties on the south side of Stanley Boulevard in <br /> order to equalize the contribution towards street improvements <br /> from each property owner adjoining the street. The applicant <br /> shall be responsible for improving one-half of the ultimate <br /> street improvements (north side) either through installation <br /> of the interim street improvements or by payment of the <br /> estimated cost of these improvements not installed. Interim <br /> improvements which will be retained with the ultimate <br /> improvements will be credited against the costs of permanent <br /> improvements not installed. The applicant may be eligible for <br /> reimbursement as other properties develop for permanent <br /> improvements to the southerly side of the road beyond his <br /> normal obligation. <br /> <br />48. Landscape design along the Stanley Boulevard frontage shall <br /> conform to the pending Stanley Boulevard landscape design <br /> plan, prepared by Cardoza, Dillao, and Harrington Landscape <br /> Architects, if approved by the City Council before issuance of <br /> the first building permit for this project.
