The trees shall be <br /> maintained by the owner of each lot, and removal of <br /> any street tree shall be subject to individual <br /> review and approval by the Planning Director. <br /> <br />25. That the developer shall plant tall evergreen trees <br /> in the rear yards of Lots 17, 18, and 19 in order to <br /> provide a visual buffering of the roofs of the <br /> Canyon Meadows condominiums from vehicles descending <br /> 1-580 down the Dublin Grade. The quantity, species, <br /> and placement of the trees shall be submitted for <br /> review and approval in conjunction with the <br /> tentative map for the development. <br /> <br />26. That all cut and fill slopes shall be revegetated as <br /> shown on the preliminary landscape plan and shall be <br /> stabilized as soon as possible following completion <br /> of grading. Cut and fill areas shall be vegetated <br /> and stabilized not later than October 15 of the <br /> construction season in which the grading takes <br /> place. <br /> <br />27. That, in addition to hydroseeding for erosion <br /> control, the fill banks along the rear of Lots 22 <br /> through 28 shall be planted with low-growing, fire <br /> retardant vegetation to provide protection in the <br /> event of a fire in the creek area. This shall be <br /> reflected in the final landscape plan for the common <br /> area. The fire retardant vegetation shall be <br /> planted prior to the granting of occupancy for any <br /> of the houses on these lots. <br /> <br />28. That the developer shall install landscaping along <br /> the entire Dublin Canyon Road frontage of the site <br /> to be maintained by the homeowners association. A <br /> final plan for the landscaping shall be submitted <br /> for review and approval by the Design Review Board <br /> prior to recordation of the final map for the <br /> project. The landscape plan shall include primarily <br /> California native and other compatible drought <br /> tolerant plants. <br /> <br />29. That the proposed plan for grading within the 1-580 <br /> freeway right-of-way shall be reviewed and aDDroved <br /> by the City engineer and by CelTtans prior to the <br /> approval of a tentative map for the project. The <br /> developer shall obtain all required encroachment and <br /> other applicable permits for the right-of-way work <br /> from the City and from CalTrans prior to the <br /> commencement of grading.
