to secure permission from CalTrans for the proposed <br /> grading and related improvements within the CalTrans <br /> right-of-way, this approval shall become null and <br /> void. <br /> <br />30. That the developer shall install landscaping within <br /> the CalTrans right-of-way along the entire length of <br /> the soundwall immediately north of the subject site. <br /> This area shall be maintained by the homeowners <br /> association, unless otherwise determined by <br /> CalTrans. A final landscape plan for the <br /> right-of-way area shall be submitted for review and <br /> approval by the Design Review Board and CalTrans <br /> prior to recordation of the final map for the <br /> project. <br /> <br />31. That the tributary area of the drainage basin <br /> located between the freeway and the project shall be <br /> determined and the information shall be depicted on <br /> the tentative map. <br /> <br />32. That the final design of the perimeter soundwall <br /> along the north, west, and east boundaries of the <br /> property shall be submitted for review and approval <br /> by the Design Review Board prior to recordation of <br /> the final map for the project.. <br /> <br />33. That no new fencing shall be constructed along the <br /> eastern boundary of the property where the common <br /> open space area is contiguous with that of the <br /> Canyon Meadows development to the east in order to <br /> allow animals to move freely back and forth between <br /> the two properties to the extent possible. <br /> <br />34. That the developer shall grant a recreational <br /> easement to the City to allow public access within <br /> the open space area. <br /> <br />35. That construction of the residential units (in each <br /> phase of development, as applicable) shall not <br /> commence until the Pleasanton Unified School <br /> District indicates to the Planning Director that <br /> adequate school capacity for each phase's project- <br /> generated school children will be available at the <br /> time of occupancy of each phase. <br /> <br />36. That all building and other applicable City permits <br /> for the development shall be obtained prior to the <br /> commencement of grading and house construction on <br /> the site. <br /> <br />37. That this project shall be subject to the Standard <br /> Conditions of Development, attached hereto and made <br /> part of this case by reference, except Conditions <br /> <br /> <br />
