18. That the street section submitted in conjunction <br /> with the tentative map shall reflect the City's <br /> standard 8 foot wide PSE on both sides of the public <br /> street. The 8 foot PSE shall include a 5 foot wide <br /> level area (with a maximum slope of 2 percent toward <br /> the street) immediately adjacent to the sidewalk. <br /> The City Engineer may grant exceptions to the <br /> requirement for a level area on lots where a level <br /> PSE is not practically feasible. <br />19. That the developer shall dedicate sufficient right- <br /> of-way across the full frontage of Dublin Canyon <br /> Road to accommodate the construction of interim road <br /> improvements. <br /> <br />20. That the developer shall make an open offer of <br /> dedication for sufficient right-of-way across the <br /> full frontage of Dublin Canyon Road to accommodate <br /> the construction of the ultimate four-lane, divided <br /> roadway. The amount of right-of-way dedication <br /> shall be determined by the City Engineer. <br /> <br />21. That the developer shall construct the interim <br /> improvements on Dublin Canyon Road from the Canyon <br /> Meadows entry drive across the entire frontage of <br /> the subject site. Said improvements shall include, <br /> but shall not be limited to, left turn lanes, <br /> deceleration lanes, bicycle/disabled vehicle lanes <br /> on both sides, and two through travel lanes. The <br /> developer shall also be responsible for extending <br /> public utilities (sanitary sewer, water, and joint <br /> trench) and street lighting from the Canyon Meadows <br /> entry drive across the entire frontage of the <br /> subject site. <br /> <br />22. That the applicant shall submit a tree report <br /> demonstrating how the trees in the creek area <br /> adjacent to Lots 22 through 28 are to be preserved <br /> and protected during the site grading and <br /> construction stages of the project. The report <br /> shall be submitted for review and approval by the <br /> Design Review Board prior to approval of the <br /> tentative subdivision map for the project. <br /> <br />23. That the developer shall file a "1602 Stream Bed <br /> Agreement" and shall obtain all other applicable <br /> permits and approvals for the project from the State <br /> Department of Fish and Game prior to the issuance of <br /> a grading permit for the site. All grading and <br /> house construction to control erosion and siltation <br /> and to protect the sensitive creek vegetation. <br /> <br />24. That a street tree plan depicting the planting of <br /> street trees in front of each lot (within the 8 foot <br /> wide PSE) shall be submitted for review and approval <br /> <br /> <br />
