placement of soil within the boundaries of the site <br /> during the grading process. No excess soils shall <br /> be stockpiled within the sensitive areas surrounding <br /> the creek (as defined by the proposed property lines <br /> of the common areas on both sides of the entry <br /> bridge) at any time during the grading process. <br /> <br />13. That the developer shall construct the pipe <br /> arch/culvert across Dublin Creek at the location of <br /> the public street entrance to the project. The <br /> bridge shall be designed and constructed to the <br /> satisfaction of the City Engineer and shall meet the <br /> requirements of Alameda County Flood Control - Zone <br /> 7 and the State Department of Fish and Game. A <br /> detailed design for the pipe arch or culvert across <br /> Dublin Creek shall be submitted for review in <br /> conjunction with the tentative subdivision map for <br /> the site. The crossing shall be designed to achieve <br /> an attractive entry which is compatible with the <br /> rural atmosphere of Dublin Canyon Road. <br /> <br />14. That the on-site storm drainage system shall be <br /> discharged into the Dublin Creek at the foot of the <br /> public street through an outfall structure of a <br /> design approved by City Engineer. <br /> <br />15. That a 10 foot wide private storm drain easement <br /> shall be established along the entire west side of <br /> Lot 15, as shown in the Grading and Utility Plan. <br /> All house and soundwall foundations shall be <br /> designed such that no weight bears upon the storm <br /> drain pipe. Maintenance of the storm drain within <br /> the easement and on CalTrans property shall be the <br /> responsibility of the homeowners association, unless <br /> otherwise determined by CalTrans and/or the City <br /> Engineer. If maintenance of the inlet and storm <br /> drain line within the CalTrans right-of-way becomes <br /> the responsibility of the City, then the developer <br /> shall provide access to the inlet either through the <br /> development or by other means acceptable to the City <br /> Engineer. Said access shall be depicted on the <br /> tentative map. <br /> <br />16. That the developer shall participate, to the extent <br /> of his pro-rata share, in the reimbursement <br /> agreement between the City and J.L. Construction for <br /> all public improvements along Dublin Canyon Road and <br /> the Dublin Canyon hydromatic pump station. <br /> <br />17. That the applicant shall participate, to the extent <br /> of his pro-rata share, in the public improvements to <br /> the intersection of Dublin Canyon Road and Foothill <br /> Road which were required as part of the Wells Fargo <br /> development on Stoneridge Mall Road. <br /> <br /> <br />
