placement of soil within the boundaries of the site
during the grading process. No excess soils shall
be stockpiled within the sensitive areas surrounding
the creek (as defined by the proposed property lines
of the common areas on both sides of the entry
bridge) at any time during the grading process.

13. That the developer shall construct the pipe
arch/culvert across Dublin Creek at the location of
the public street entrance to the project. The
bridge shall be designed and constructed to the
satisfaction of the City Engineer and shall meet the
requirements of Alameda County Flood Control - Zone
7 and the State Department of Fish and Game. A
detailed design for the pipe arch or culvert across
Dublin Creek shall be submitted for review in
conjunction with the tentative subdivision map for
the site. The crossing shall be designed to achieve
an attractive entry which is compatible with the
rural atmosphere of Dublin Canyon Road.

14. That the on-site storm drainage system shall be
discharged into the Dublin Creek at the foot of the
public street through an outfall structure of a
design approved by City Engineer.

15. That a 10 foot wide private storm drain easement
shall be established along the entire west side of
Lot 15, as shown in the Grading and Utility Plan.
All house and soundwall foundations shall be
designed such that no weight bears upon the storm
drain pipe. Maintenance of the storm drain within
the easement and on CalTrans property shall be the
responsibility of the homeowners association, unless
otherwise determined by CalTrans and/or the City
Engineer. If maintenance of the inlet and storm
drain line within the CalTrans right-of-way becomes
the responsibility of the City, then the developer
shall provide access to the inlet either through the
development or by other means acceptable to the City
Engineer. Said access shall be depicted on the
tentative map.

16. That the developer shall participate, to the extent
of his pro-rata share, in the reimbursement
agreement between the City and J.L. Construction for
all public improvements along Dublin Canyon Road and
the Dublin Canyon hydromatic pump station.

17. That the applicant shall participate, to the extent
of his pro-rata share, in the public improvements to
the intersection of Dublin Canyon Road and Foothill
Road which were required as part of the Wells Fargo
development on Stoneridge Mall Road.
