floor windows of houses on Lots 5, 6, and 17 shall <br /> have a minimum STC rating of 24. All second-floor <br /> windows of the houses on remaining lots (Lots 1 <br /> through 4 and Lots 18 through 40) shall have a <br /> minimum STC rating of 30. Bathroom windows are <br /> exempt from noise control requirements. <br /> <br />9. That if the subject site is determined by the Fire <br /> Chief to be outside the five-minute fire response <br /> area or within the wildland fire risk area, all <br /> dwelling units within the development shall be <br /> constructed with City-approved interior fire <br /> sprinkling systems, unless otherwise determined by <br /> the Fire Chief. <br /> <br />10. That no fill slopes shall be allowed within the <br /> creek area, which shall be defined as the area below <br /> the 465 foot contour line. In the event that a <br /> soils study submitted prior to the tentative map <br /> indicates that a 2-to-1 slope will satisfactorily <br /> support the building pads of Lots 21, 22, and 23 <br /> above, then the slope bank in that area may be <br /> graded at a 2-to-1 slope. If the soils study <br /> determines that a 2-to-1 slope is not feasible in <br /> this area, then the applicant shall redesign the <br /> southeast corner of the development in the vicinity <br /> of Lots 21, 22, and 23 to the satisfaction of the <br /> City Engineer in order to achieve a 3-to-1 slope <br /> bank behind these lots. The revised plan for this <br /> area shall be submitted in conjunction with the <br /> tentative map. In either event, the slope bank <br /> shall maintain the limit of grading at or above the <br /> 465 foot contour line. If a retaining wall at the <br /> bottom of the slope is necessary to achieve this <br /> result,. the face of the wall must be of rock or of a <br /> similar material that is aesthetically appropriate <br /> for the creek area. If a wall is necessary, the <br /> design of the wall shall be submitted for review and <br /> approval by the Planning Commission in conjunction <br /> with the tentative map. <br /> <br />11. That a detailed ge0technical engineering study for <br /> the site shall be submitted for review and approval <br /> by the Planning Commission in conjunction with the <br /> review of the tentative map for the site. All <br /> mitigation measures recommended in the study shall <br /> be included in the conditions of the tentative map <br /> approval. <br /> <br />12. That, if any excess soils are to be exported from <br /> the site, the developer shall furnish a plan for the <br /> soil off-haul for review in conjunction with the <br /> tentative map for the site. The submittal shall <br /> also include a statement regarding the movement and <br /> <br /> <br />
