EXHIBIT B <br /> <br /> Conditions of Approval <br /> PUD-90-13 <br /> November 20, 1990 <br /> <br /> 1. That the proposed development shall conform <br /> substantially to the site plan, grading/utility <br /> plan, topographic plan, house plans and elevations, <br /> preliminary landscape plan, site sections, color <br /> samples, and related materials, Exhibit A (dated <br /> "Received October 17, 1990"), on file with the <br /> Planning Department, except as modified by these <br /> conditions. <br /> <br /> 2. That the uses and site development standards for the <br /> project shall be those of the R-1-6,500 zoning <br /> district, except as modified by the development plan <br /> and by these conditions. <br /> <br /> 3. That the developer shall be aware that Growth <br /> Management approval must be granted for the 40 <br /> dwelling units prior to the submittal of a tentative <br /> map application to subdivide the subject property. <br /> <br />4. That all houses shall utilize concrete tile as the <br /> roof material. The tile shall be of a style and <br /> color which emulates a wood shake roof. The tile <br /> sample shall be submitted for review and approval by <br /> the Planning Director prior to the issuance of <br /> building permits for any of the houses. <br /> <br />5. That a homeowners association shall be established <br /> for the purpose of administering and maintaining all <br /> common areas within the development. The Covenants, <br /> Conditions, and Restrictions (CC&R's) for the <br /> development shall be submitted for review and <br /> approval by the City Attorney prior to the sale of <br /> any lots in the development. All conditions of this <br /> PUD approval zhall be included in the CC&R's. <br /> <br />6. That the developer shall furnish all prospective <br /> buyers of the lots with a copy of the PUD conditions <br /> of approval. <br /> <br />7. That appropriate construction methods shall be <br /> utilized in order to attain an interior noise level <br /> at or below 45 dBA Ldn in each house. <br /> <br />8. That all second-floor windows of two-story houses on <br /> Lots 7 through 16 shall have a minimum Sound <br /> Transmission Class (STC) rating of 27. All second- <br /> <br /> <br />
