That a private recreation area, consisting of a tot <br /> lot and landscaped area (including a flat area with <br /> lawn), shall be added within the creek open space <br /> area. The specific location and design of the <br /> recreation area shall be submitted for review and <br /> approval by the Planning Commission in conjunction <br /> with the tentative map. The recreation area shall <br /> also be depicted on the plans submitted for review <br /> and approval by the Department of Fish and Game <br /> relative to the "1602 Stream Bed Agreement" required <br /> as a condition of this development. <br /> <br />39. That the developer shall plant twelve (12) evergreen <br /> trees in the rear yards of the lots located in the <br /> northeast corner of the development (Lots 16, 17, <br /> and 18) to provide a visual buffer of the adjacent <br /> condominiums from the 1-580 freeway. The species <br /> and location of the trees shall be submitted for <br /> review and approval by the Planning Director prior <br /> to recordation of the final map. <br /> <br /> <br />
