i. Grading shall be minimized and conmuted to reflect the natural hillside terrain. <br /> Finished cut and fill site work shall be minimized as much as possible and completed in <br /> a manner that complisments the surrounding primary topography. The existing grade <br /> elevation shall be maintained at property lines. Except beneath the dwelling unit and <br /> driveway or as necessary to establish an adequate front yard space, there shall be no <br /> grade changes in excess of three (3) feet from the contours shown on the final map <br /> improvement plan for each lot. The Design Review Board may approve variations <br /> from this standard for very limited portions of a site where other design constraints <br /> justify the variation. <br /> <br /> j. Where the grade differences between 2 adjacent 10,000 sq.ft. lots exceed 5 feet, a split <br /> level foundation design shall be utilized to reduce the adjacent lot height differential to <br /> not more than 5 feet. <br /> <br /> k. A tot lot shall be established in conjunction with the private recreational improvements. <br /> <br />3. Prior to the approval of any final map the following shall be done: <br /> <br /> a. A tree relocation plan, prepared by a tree relocation specialist, which identifies which <br /> trees will be removed because of the proposed development shall be developed. The <br /> report shall examine the potential of reiocating trees elsewhere on the site. The report <br /> shall be submitted to the Design Review Board for review and approval <br /> <br /> b. Detailed landscape plans for the Foothill Road corridor shall be submitted to the Design <br /> Review Board for review and appwval. <br /> <br /> c. A fencing plan for the 10,000 sq.ft. lots and townhome units, which may be required <br /> to include an open fence design, shall be submitted to the Design Review Board for <br /> review and approval. <br /> <br /> d. A detailed lighting plan for each portion of the subsequent development and roadways <br /> shall be submitted to the Design Review Board for review and approval. <br /> <br /> e. Landscape plans for all streets shall be submitted to the Design Review Board for <br /> review and approval. In general the plan shall promote the use of native drought- <br /> tolerant vegetation. <br /> <br />4. Within six months of occupancy of any unit, the landscape architect/designer shall certify in <br /> writing, in a manner acceptable to the Planning Department, that the landscaping has been <br /> installed in accordance with the approved landscape plans with respect to size, number and <br /> species of plants, and overall design concept. <br /> <br />5. A homeowners association(s) shall be established for the development. <br /> <br /> <br />
