EXltIBIT B <br /> PUD 90-19, MOLLER RANCH <br /> CITY COUNCIL <br /> <br />1. Development shall be substantially as shown on the Development Plans, dated "Received <br /> November 2, 1990" , and the Moller Ranch Design Standards and Addendum to the PUD <br /> application, dated "Received March 14, 1991", identified as Exhibit "A" on ~e with the <br /> Planning Department except for Section 2.c of the Addendum and as modified heroin. <br /> <br />2. The Moller Ranch Design Standards for Custom Lots shall be mended as follows prior to the <br /> ~ approval of any final map: <br /> <br /> a. Section E.5, page 6, indicates that the side yard setbacks are based on the West <br /> Foothill Road Overlay District Guidelines. The side yard setback requirements shall be <br /> based on Section 18.78.070 of the West Foothill Road Corridor Overlay District. <br /> <br /> b. All improvements outside the defined building envelope areas shall be limited to the <br /> installation of landscape features. <br /> <br /> c. A native drought-tolerant plant palette shall be established to guide the development of <br /> landscape plans for the custom lots. This plant palette shall be submitted to the Design <br /> Review Board for review and approval. <br /> <br /> d. Preliminary landscape plans, including plant palette, quantities, and sizes are required <br /> to be submitted in conjunction with the Design Review Board application for any house <br /> plans. After the landscape plan has been installed, minor modifications to the plan by <br /> individual homeowners are allowed provided that the general character of the approved <br /> landscape plan is maintained. <br /> <br /> e. The use of stucco siding, in limited mounts, is allowed if the elevation contains other <br /> natural materials which visually produce an elevation that is sensitive to the natural <br /> surroundings to the satisfaction of the Design Review Board. <br /> <br /> f. The height for all structures shall be determined based on the requirements of the West <br /> Foothill Road Corridor Design Guidelines. <br /> <br /> g. The maximum Floor Area Ratio of the custom lots shall be .25, not including garages, <br /> and a total square footage cap of 4,500 sq.ft. shall be placed on the first tier of lots <br /> along Foothill Road. The Floor Area Ratio for the 10,000 sq.ft. lots shall be .35, not <br /> including garages. <br /> <br /> h. The minimum side yard setback shall be increased to 10 feet for the 10,000 sq.ft. lots. <br /> <br /> <br />
