40. Improvements and/or development in the open space area shall be limited to improvements <br /> required to install the recreational wail system or infrastrucUtre requirements. The final map <br /> for the project shall clearly delineate all open space areas to be preserved and shall contain <br /> language on the final map that future development in the open space area is limited to those <br /> improvements necessary to implement the recreational Wail system. A deed restriction shall be <br /> recorded with the final map. <br /> <br />41. A fencing plan shall be developed to integrate adjacent lxopeny line live stock fencing. The <br /> developer shall be responsible for the installation of this fencing prior to building permit <br /> issuance. <br /> <br />42. Adequa~ roadway widths and alignments for acc~s to the privat~ ~s easements off 'B ' <br /> Court shall be established. These intersections shall be designed to handle turning movements <br /> of semi-trucks. The specific alignments shall be shown on any tentative map application. <br /> <br />43. "E" Court and uA' Street shall be 36 foot curb to curb with 5 foot wide monolithic sidewalk <br /> on at least one side of the street. There shall be sidewalk on both sides wher~ houses front on <br /> both sides of the street. Street "E~ Court (Street) shall be extended to "Au Street and with <br /> tum-arounds deleted. The street grades between these streets shall be revised to allow this <br /> connecfion."E' Court and "A" Street shall be a public street. <br /> <br />44. The loop street off 'E~ Court shall be a minimum width of 28 feet curb to curb and hav~ a <br /> sidewalk on one side of the street. This street shall be privately maintained by the <br /> homeowners association, there shall be a public sendce easement over the entire stI~t~ and <br /> behind the curb 8 feet. <br /> <br />45. There shall be no parking on "A" Street from "E" Court to Foothill Road. The street shall be <br /> striped for bike lanes on both sides of the street in this area. <br /> <br />46. There shall be a 5 foot wide fiat area at the toe of the slope between the 10,000 sq.ft. lots <br /> identified as 7 through 13 and the adjacent townhomes to allow construction of a concrete V- <br /> ditch at the base of the hillside. This requirement shall be reflected in a cross section on the <br /> tentative map. <br /> <br />47. Lot 12A shall not be allowed to grade or build beyond the identified building envelope area <br /> due to the proximity of the adjacent drainage swale to the north. Lot 12A shall be <br /> reconfigured so that the property line does not extend past the top of the bank of the drainage <br /> swale. The lot may be reduced to approximately 28,000 sq.ft. because of the reconfigurafion. <br /> <br />48. "C" Court shall be desil;ned with a positive drainage release. <br /> <br />49. The developer' s engineer shall demonstrate to the City Enl;ineer how the drainage behind lots <br /> 4A and 3A will be provided in conjunction with any tentative map application. <br /> <br /> <br />
