b. A detailed re-vegetation plan shall be prepared for all cut banks, giving particular <br /> attention to a program to ensure successful replanting and maintenance over time in <br /> conjunction with any tentative map application. Disturbed slopes to remain in open <br /> space shall be planted with native tree~ and compatible vegetation, in a pattern similar <br /> to existing site conditions. Careful landscape treatment shall be used to minimize <br /> abrupt contrast between irrigated areas and natural open space, including planting in <br /> irregular rather than geometric patterns. Hydroseed mix shall be used in all sloped <br /> areas within daylight lines. <br /> <br /> c. The applicant shall use plantings and irrigation systems to provide maximum water <br /> conservation benefits, with an emphasis placed on drought-tolerant native plants.' <br /> <br /> d. A field survey for the presence of rare and endangered plants shall be conducted within <br /> the serpen~nite zone. The specific limits and methodology of this survey shall be <br /> submitted to the Pleasanton Planning Department and the California Department of Fish <br /> and Game for review and approval. The field study shall be conducted prior to any <br /> tentative map application. No development will be permitted in that area which would <br /> impa~t the plants' health and vigor without the construction of replacement habitat. <br /> Additionally, a restoration and improvement program will be submitted to Pleasanton <br /> Planning Department and the California DeparUnent of Fish and Game for review and <br /> approval. <br /> <br />26. Whipsnake/Tiger Salamander <br /> <br /> a. A field trapping survey shall be conducted to determine if either the Whipsnake or <br /> Tiger Salamander exists within that area of the subject property identified by the Moller <br /> Ranch Technical Study or the Alameda Whipsnake Habitat Protection and Enhancement <br /> Plan prepared by Sam McGinnis and/or Gary Beeman. The specific limits and <br /> methodology of this survey shall be submitted to the Pleasanton Planning Department <br /> and the California Department of Fish and Game for review and approval. The field <br /> trapping study shall be conducted prior to any tentative map application. <br /> <br /> b. If the reiDon identifies the presence of the Tiger Salamander, no development will be <br /> permitted in that area which would impact the Tiger Salamander habitat. Additionally, <br /> a restoration and improvement program will be submitted to Pleasanton Planning <br /> Department and the California Department of Fish and Game for review and approval. <br /> <br /> c. If the report identifies the presence of the Whipsnake, no development will be <br /> permitted in that area which would impact the Whipsnake habitat to the satisfaction of <br /> the Department of Fish and Game. Additionally, a restoration and improvement <br /> program will be submitted to Pleasanton Planning Department and the California <br /> Department of Fish and Game for review and approval. This restoration program shall <br /> include, but is not limited to, the installation of a snake-proof fence between the habitat <br /> area and residential properties and traveled roads. <br /> <br /> <br />
