24. Heritage Trees <br /> <br /> a. A heritage tree plan shall be prepared subject to the approval of the Design Review <br /> Board. The tree plan shall identify all heritage trees on the developable portion of the <br /> site, shall address protection measures during grading and construction, shall address <br /> replacement of trees which must be removed, and shall review the possibility of <br /> relocating existing trees elsewhere on site. The plan shall include detailed measures to <br /> prote~t trees, including protective fencing approximately 5 feet outside of the leaf <br /> canopy edge of a tr~ or grove wherever grading or construction occurs within 50 feet <br /> of a heritage tre~, restrictions on irrigation within driplines, and avoidance of lawns or <br /> other incompatible plant materials in sensitive areas. In addition, all lots which have <br /> downhill slopes adjacent to heritage trees shall have a curb-tyl~ drain system or <br /> equivalent installed along the l~ngth of the lot line adjacent to such trees. No grading <br /> or soft compaction shall occur within 4 feet of the leaf canopy edge of a tree, and the <br /> edge shall be completely encircled with a strip of 20 gauge aluminum flashing buried <br /> 12 inches deep to shunt runoff water from the root zone. <br /> <br /> b. The applicant shall plant coast live oak, valley oak, California laurel, and California <br /> buckeye trees on the site at a 6 to 1 replacement ratio for each heritage tree removed, <br /> in a mix ranging from 5 gallon (20 percent), 15 gallon (60 percent), and 24 inch box <br /> (20 percent). The location and arrangement of such trees shall be subject to the <br /> approval of the Deign Review Board. The tr~ plan, replacement planting, and <br /> follow-up care shall be handled by an established horticultural firm which spe~li;,es in <br /> the reforestation of Bay Area woodland sites. The plan shall include a s~t of stringent <br /> rules regarding the u~ of herbicicles, and enforcement of such rules shall be the <br /> responsibility of the homeowners association. <br /> <br /> c. Exhibit "C", A Homeowner's Guide to Oak Tree Preservation and Care at Moller <br /> Ranch, prepared by Nelcla Matheny, dated November 11, 1990, contained within the <br /> Moller Ranch Design Standards shall be included as requirements of the CC&Rs for all <br /> properties with oak trees that are to be preserved and/or replanted. <br /> <br /> 25. Landscape Plan <br /> <br /> a. A landscape plan shall be submitted for review and approval to the Design Review <br /> Board. <br /> <br /> <br />
