22. That this project shall be subject to the Standard Conditions of Development, attached <br /> hereto and made pan of this case by reference, except Conditions Nos. 7, 14, 25, and <br /> 34. <br /> <br />23. Construction of residential units shall not commence until the Pleasanton School <br /> District indicates to the Planning Director that'adequate capacity for the project- <br /> generated children will be available at the time of occupancy. <br /> <br />2,,. This development plan shall be of no further validity and the applicant shall be <br /> required to submit the same or new development plan for City approval prior to <br /> development of the site in the event that any of the following occur: <br /> <br /> a. The applicant fails to receive growth management approval within 2 1/2 years <br /> of PUD approval; or <br /> <br /> b. Subsequent to such approval, the applicant allows the growth management <br /> approval to lapse; or <br /> <br /> c. If exempt from growth management, the applicant falls to record a final map <br /> within two years of PUD approval. <br /> <br />25. The site is hereby rezoned to Planned Unit Development - High Density Residential. <br /> All uses on the site shall be limited to those uses allowed by the R-M zoning district. <br /> <br />26. There shall be no parking on the interior streets except in designated areas. <br /> <br />27. The on-site streets and utility shall be private and maintained by the homeowner' s <br /> association. <br /> <br />28. The decorative paving on the private itreet at the intersection with Santa Rim Road <br /> shall be maintained by the homeowner's association. <br /> <br />29. The entrance at Santa Rita Road shall be striped to allow a 18 foot travel lane in and <br /> a 12 foot width out. <br /> <br /> 30. The applicant/developer shall modify the existing traffic signal at Santa Rita Road and <br /> Old Santa Rita Road to the satisfaction of the City Engineer, to provide signal <br /> indicators and detectors for the new proposed private street. <br /> <br />31. The homeowner's association shall be responsible for the maintenance costs of the <br /> traffic signal detector loops within their private driveway. The City will be <br /> responsible for the actual maintenance of these loops. The City shall invoice the <br /> homeowner's association for maintenance of the detector loops. <br /> <br /> <br />
