access and blue dots subject to review and approval of the Fire <br /> Department. The turning radius for roadways. shall be reviewed <br /> and approved by the Fire Department. <br /> <br />22. A fire sprinkler plan shall be submitted for review and approval <br /> to the Fire Department prior to building permit issuance. <br /> <br />23. "No Parking" signs, or acceptable equals, shall be installed <br /> along the private road for the townhomes to the satisfaction of <br /> the Fire Department prior occupancy. <br /> <br />24. Street addresses shall be installed to the satisfaction of the <br /> Fire Department prior to occupancy. Address numbers shall be <br /> installed on the front and on the rear of the buildings. <br /> <br />25. Construction of residential units shall not commence until the <br /> Pleasanton School District indicates to the Planning Director <br /> that adequate capacity for the project-generated children will be <br /> available at the time of occupancy. <br /> <br />26. This development plan shall be of no further validity and the <br /> applicant shall be required to submit the same or new development <br /> plan for City approval prior to development of the site in the <br /> event that any of the following occur: <br /> <br /> a. The applicant fails to receive growth management approval <br /> within 2 1/2 years of PUD approval; or <br /> <br /> b. Subsequent to such approval, the applicant allows the growth <br /> management approval to lapse; or <br /> <br /> c. If exempt from growth management, the applicant fails to <br /> record a final map within two years of PUD approval. <br /> <br />27. The site is hereby rezoned to Planned Unit Development - High <br /> Density Residential. All uses on the site shall be limited to <br /> those uses allowed by the R-M zoning district. <br /> <br />28. There shall be no parking on the interior private streets except <br /> in designated areas. <br /> <br />29. The detached units shall have the following minimum setbacks: <br /> Front Yards - 20 feet minimum <br /> Rear Yards - 15 feet minimum <br /> Side Yards - 5 feet minimum <br /> <br />30. All units shall be equipped with automatic roll-up sectional <br /> garage doors. <br /> <br />31. A disclosure statement shall be prepared and distributed to all <br /> future buyers. The statement shall provide information on the <br /> adjacent industrial use, its potential hours of operations, and <br /> loading and unloading truck activities. The statement shall also <br /> provide information on potential uses of the abandoned railroad <br /> right-of-way.
