that the adjacent industrial properties are privately owned and <br /> any residential parking on these properties is illegal. The <br /> specific statement shall be submitted to the Planning Director <br /> for review and approval prior to building permit issuance. <br /> <br />32. The driveway to the townhouses shall intersect "A" Street with a <br /> standard driveway rather than a street cut. <br /> <br />33. The driveway to the townhouses shall have a minimum curb return <br /> radius of 15 feet. All curves within this-driveway shall be <br /> concentric. <br /> <br />34. Wherever feasible, the driveway to the single-family homes shall <br /> be off "A" Street. <br /> <br />35. The typical section for "A" Street shall include an 8 foot wide <br /> public service easement behind the right-of-way on both sides of <br /> the street. <br /> <br />36. All utilities to the townhouses, except the water main, shall be <br /> private and maintained by the owner's association. <br /> <br />37. The developer's engineer shall prepare all necessary documents <br /> for the City to abandon the existing water and joint trench <br /> easements. <br /> <br />38. There shall be an exclusive 10 foot wide water main easement <br /> created over the proposed water main in the private driveway. <br /> <br />39. The utilities on "A" Street near the intersection with the <br /> private driveway shall be redesigned to the satisfaction of the <br /> City Engineer to reduce the number of pipe crossings. <br /> <br />40. The project shall provide for the drainage from the abandoned <br /> SPRR right-of-way. <br /> <br />41. Rheem Drive across the project frontage shall be overlaid at the <br /> conclusion of construction. <br /> <br />42. The typical section for Rheem Drive shall show'a separated <br /> sidewalk to match the existing improvements on Rheem Drive. This <br /> section shall be shown on the tentative map. <br /> <br />43. The developer shall construct raised concrete planters between <br /> the townhouse garages to prevent large vehicles from running into <br /> the second story that overhangs the driveway. The design of said <br /> planters shall be shown on the tentative map. <br /> <br />44. The issue of parking on the south side of Rheem Drive shall be <br /> submitted to the Traffic Committee for review and consideration <br /> prior to tentative map approval. The recommendation of the <br /> traffic committee shall be forwarded on to the City Council for <br /> final action. <br /> <br />45. That this project shall be subject to the Standard Conditions of <br /> <br />Page 5 <br /> <br /> <br />
