a. Long term parking is prohibited adjacent to the garages and <br /> within the private driveways. No overnight parking is <br /> allowed. Boats and recreational vehicles shall not be <br /> parked within the subject development. <br /> <br /> b. There shall be no parking of occupants cars within the guest <br /> parking spaces of the townhome development. <br /> <br /> c. The homeowner's association shall be responsible for the <br /> care and maintenance of all commonly owned landscape areas. <br /> <br /> d. The garage parking spaces shall be maintained unobstructed <br /> and available for parking of vehicles. <br /> <br />7. That the developer shall establish a homeowners association <br /> through the CC&R's for the project. The association shall be <br /> responsible for maintaining all common open space, private <br /> utilities, private streets, project walls, and other common areas <br /> and improvements within the development. The City shall be <br /> granted the rights and remedies of the association, but not the <br /> obligation, to enforce the maintenance obligations. The City <br /> Attorney shall review and approve the proposed CC&R's prior to <br /> the recordation of a final subdivision map for the project. <br /> <br />8. The front yard area of the detached units shall be equipped with <br /> automatic low-flow irrigation systems. Rear yard irrigation stub <br /> outs and controllers shall be provided to the satisfaction of the <br /> Planning Director prior to occupancy. <br /> <br />9. Development standards for accessory structures for the entire <br /> development shall be submitted to the Planning Director for <br /> review and approval prior to the issuance of any final map. <br /> These standards shall be based on Chapter 18.84 - Site, Yard, <br /> Bulk, Usable Open Space and Landscaping Regulations of the <br /> Pleasanton Municipal Code. <br /> <br />10. Detail plans of the tot lot to be submitted to the Design Review <br /> Board prior to any final map approval. Play equipment shall be <br /> installed prior to occupancy of any units. <br /> <br />11. The proposed s0undwall in terms of design and material shall <br /> match the existing soundwall to the east. The noise mitigation <br /> measures contained within the acoustical report prepared by <br /> Charles M. Salter Associates, dated September 28, 1990, shall be <br /> included in the design of the buildings. <br /> <br />Page 2 <br /> <br /> <br />
