Individual lot booster pumps <br /> will be installed as necessary by the developer on <br /> all but the custom lots. Custom lot owners shall <br /> provide their own, as necessary. <br /> <br /> 4. The project developer is required to install a 10" <br /> water line in Bernal Avenue between Independence <br /> Drive and Windmill Way. <br /> <br /> 5. The project reduced the length of "E" Court to <br /> approximately 500', well under the 700' limit set <br /> forth in the guidelines by the Institute of <br /> Transportation Engineers for cul-de-sac streets. <br /> <br /> 6. With the tentative map review, an open space <br /> maintenance plan and a wildland fire protection <br /> plan for the open space areas will be reviewed. <br /> Visual and biological concerns and effects shall be <br /> .incorporated into the plans, and the plans shall be <br /> coordinated with the re-vegetation landscape plan. <br /> The plan shall also include provisions for on-going <br /> maintenance of all fire protection measures. <br /> Therefore, there is no significant impact and no <br /> further land use mitigation is required. <br /> <br />7. The project will extend Mirador Drive to "B" Street <br /> providing a direct connection to Bernal Avenue, and <br /> therefore, a second emergency access to "B" Court. <br /> Additionally, making Mirador Drive a through street <br /> reduces the length of "C" Court to approximately <br /> 640', which is under the 700' limit set forth in <br /> the guidelines by the Institute of Transportation <br /> Engineers for cul-de-sac streets. <br /> <br />Findings: <br /> <br />1. The City Council finds that mitigation measures of <br /> the Final EIR are feasible and will be required as <br /> a condition of project approval. <br /> <br />2. To the extent that the project has any significant <br /> adverse impact on the provision of fire protection <br /> services, the City Council finds that the measures <br /> incorporated into the project, in combination with <br /> implementation of said mitigation measures, City <br /> <br /> - 16 - <br /> <br /> <br />
