c. Careful landscape treatment shall be used to minimize <br /> abrupt contrast between irrigated areas and natural <br /> open space, including planting in irregular rather than <br /> geometric patterns. Hydroseed mix shall be used in all <br /> sloped areas within daylight lines. <br /> <br /> d. Landscaping on cut and fill slopes shall be <br /> continuously maintained by a Lighting and Landscape <br /> Maintenance district or homeowners association, if <br /> located on the common open space areas of the <br /> development, or by the property owner, if located on a <br /> private lot. <br /> <br /> e. The applicant shall use bubbler and drip irrigation <br /> systems in the common open space areas of the <br /> development, where feasible, to provide maximum water <br /> conservation benefits. Said systems shall be shown on <br /> the final landscape and irrigation construction plans <br /> and shall be continuously maintained and controlled. <br /> <br /> f. Private property owners are encouraged to use drought <br /> tolerant landscaping and water conserving irrigation <br /> equipment to conserve water. <br /> <br /> g. The selection and placement of plants shall maintain an <br /> unobstructed line of sight at all intersections <br /> especially the new street intersections with Bernal <br /> Avenue. <br /> <br />18. Noise <br /> <br /> a. Subdivision and house construction work shall be <br /> limited to between the hours of 7:00 a.m. to 6:00 p.m. <br /> Monday through Friday and between 8:00 a.m. and 5:00 <br /> p.m. on weekend days. Heavy earth-moving and paving <br /> equipment activities shall be limited to the hours of <br /> 7:00 a.m. to 6:00 p.m. Monday through Friday, and, with <br /> approval of the City Engineer, between 8:00 a.m. and <br /> 5:00 p.m. on Saturdays. <br /> <br /> b. All noise-generating construction equipment shall meet <br /> California State Department of Motor Vehicle noise <br /> standards and shall be equipped with muffling devices. <br /> When necessary, shielding material shall be used for <br /> unusually high noise generation areas. <br /> <br /> c. Construction traffic shall be directed by the developer <br /> to use only the portion of Bernal Avenue between the <br /> site and Sunol Boulevard. <br /> <br /> d. All homes exposed to noise levels higher than 60 dB Ldn <br /> shall be constructed to allow residents to maintain <br /> <br /> - 20 - <br /> <br /> <br />
