with the open space and wildland fire protection plans and <br /> shall include the following: <br /> <br /> a. The tree plan shall identify all trees on the portion of <br /> the site to be developed and shall address replacement of <br /> trees which must be removed. <br /> <br /> b. The plan shall include detailed measures to protect trees <br /> during and after construction and grading, i.e., no soil <br /> compaction or grading shall occur under the drip line of <br /> a tree, protective fencing shall be generally located 4' <br /> outside of the drip line wherever grading occurs within <br /> 50' of a tree or grove, private irrigation shall be <br /> restricted within driplines, no lawn or other <br /> incompatible plant materials shall be allowed in <br /> sensitive areas, all lots which have downhill slopes <br /> adjacent to heritage trees shall have a curb-type drain <br /> system or equivalent installed along the length of the <br /> lot-line adjacent to such trees. <br /> <br /> c. The applicant shall plant coast live oak, valley oak, <br /> california laurel, and california buckeye trees on the <br /> site at a six to one replacement ratio for each heritage <br /> tree and a three to one ratio for each non-heritage tree <br /> to be removed, in a mix ranging from seedling to specimen <br /> size (24" box). The location and arrangement of such <br /> trees shall be done in conjunction with the Landscape <br /> Plan. <br /> <br /> The tree plan, replacement planting, and follow-up care shall <br /> be handled by an established horticultural firm which <br /> specializes in the reforestation of Bay Area woodland sites. <br /> <br />17. Landscape Plan <br /> <br /> The applicant shall submit a final landscape plan for approval <br /> of the Design Review Board prior to approval of the final map. <br /> The final landscape plan shall incorporate the recommendations <br /> and mitigation of the tree plan, open space plan, and wildland <br /> fire protection plans and shall also include the following: <br /> <br /> a. A detailed re-vegetation plan shall be prepared for all <br /> graded areas, giving particular attention to a program to <br /> ensure successful replanting and maintenance over time. <br /> <br /> b. Disturbed slopes to remain in open space shall be <br /> planted by the applicant with native trees and <br /> compatible shrubs and groundcover, in a pattern similar <br /> to existing site conditions. Aggressive non-native <br /> species capable of crowding out native vegetation shall <br /> be avoided. <br /> <br /> - 19 - <br /> <br /> <br />
