In homes where <br /> closed windows are required for noise control, <br /> ventilation and air conditioning systems must be <br /> designed to allow adequate interior air quality without <br /> the use of open windows for ventilation. Homes exposed <br /> to more than 60 dB will be: <br /> <br /> 1) Single-story homes fronting on project access <br /> streets, within 150' of the centerline of Bernal <br /> Avenue; <br /> <br /> 2) Two-story homes on all lots contiguous with Bernal <br /> Avenue; and <br /> <br /> 3) Two-story homes within 270' of the centerline of <br /> Bernal Avenue, on lots elevated above Bernal <br /> Avenue. <br /> <br /> e. A lot exposed to a noise level higher than 60 dB Ldn <br /> shall be disclosed to the potential homebuyer prior to <br /> close of escrow. Said lot shall have a disclosure <br /> statement worded to the satisfaction of the City <br /> Attorney on the CC&R's. <br /> <br /> f. The height of the Bernal Avenue noise attenuation wall <br /> and final design of all necessary returns shall be <br /> subject to the recommendations of an acoustical study <br /> to be submitted with the tentative map; final approval <br /> of said recommendations shall be subject to review and <br /> approval by the Planning Director. <br /> <br />19. The applicant shall provide detailed house plans, including <br /> floor plans and building elevations, which shall be subject <br /> to the approval of the Design Review Board prior to issuance <br /> of the first building permit. <br /> <br />20. All custom lots shall require Design Review Board approval <br /> of house plans prior to issuance of a permit. <br /> <br />21. The applicant shall submit detailed wall and fence design <br /> plans showing the treatment of street corners, transitions <br /> between grades, etc., paying particular attention to sight <br /> distance for review and approval by the Design Review Board <br /> prior to submittal of the tentative map. <br /> <br />22. The applicant shall submit a detail of theproposed street <br /> lighting for the project. The design and type of the street <br /> lights shall be subject to the approval of the Planning <br /> Director and City Engineer. The applicant shall use street <br /> lights with minimum visual impact consistent with safety <br /> needs. High intensity lighting shall be avoided or kept to <br /> an absolute minimum.
