All dwellings shall be equipped with a fixed fire <br /> extinguishing system to the satisfaction of the City <br /> Fire Marshal. <br /> <br /> 5. Landscaping <br /> <br /> Final fence, landscape, and irrigation system design details <br /> shall be reviewed and approved by the Planning Director <br /> prior to issuance of a building permit and shall incorporate <br /> the following requirements: <br /> <br /> a. The applicant shall gain permission from the Alameda <br /> Water Quality and Flood Control Zone 7 to install trees <br /> and shrubs in the Tassajarra Creek and Arroyo Mocho <br /> Canal rights-of-way in order to augment on-site <br /> landscaping. Landscaping shall follow Zone 7 <br /> standards. Landscaping maintenance and irrigation <br /> shall be by the project homeowners association for <br /> three years after installation. Three years after <br /> installation, the maintenance and irrigation <br /> responsibility shall revert to Zone 7 and the <br /> irrigation system shall be removed. <br /> <br /> b. Shrubs planted in groupings, hedges, screens, etc., <br /> shall be spaced so that at 100% maturity they overlap <br /> each other by 25%. The applicant shall plant the trees <br /> along the Arroyo Mocho Canal with the first phase of <br /> the development. The trees shall include a mix of 24" <br /> box and 15 gallon size trees. <br /> <br /> c. The applicant shall provide screening at the ends of <br /> the streets perpendicular to the Arroyo Mocho Canal to <br /> shield residents on the other side of the Arroyo from <br /> head lights. The screening shall be with a hedge or <br /> wall. <br /> <br /> d. On West Las Positas Boulevard and Stoneridge Drive, <br /> ground floor patio walls encroaching into the building <br /> setback; the applicant shall install generous planting <br /> to screen these patio areas from the public street. <br /> <br /> 6.
