d. Two of the passive recreation areas shall be changed to <br /> tot lots. The tot lots shall be located at opposite <br /> ends of the project site. All play equipment to be <br /> located within the tot lot area shall be designed for <br /> use by children 2-10 years of age. <br /> <br /> e. The applicant shall provide on-site and off-site fire <br /> hydrants, water supply, and access where designated by <br /> the City Fire Marshall. <br /> <br /> f. The existing bus stop on Stoneridge Drive shall be <br /> modified to the satisfaction of the Planning Director <br /> and City Engineer to allow the bus turnout to be used <br /> for a right turn deceleration lane into the <br /> development. <br /> <br /> g. The proposed parking stalls located near Stoneridge <br /> Drive on the north side of private street shall be <br /> removed or relocated elsewhere on the site, if deemed <br /> necessary by the Planning Director to avoid circulation <br /> conflicts between drivers entering the site and drivers <br /> backing out of these stalls. <br /> <br /> h. The main project entrance off West Las Positas <br /> Boulevard shall be modified to the satisfaction of the <br /> Planning director and the City Engineer to allow for <br /> two outbound lanes and one inbound lane. <br /> <br /> 4. Building Design <br /> <br /> Unless otherwise noted, final building design shall be <br /> reviewed and approved by the Planning Director prior to <br /> issuance of a building permit and shall incorporate the <br /> following revisions; <br /> <br /> a. Building floor plan no. 3, when located in a 6-unit <br /> building cluster, shall be redesigned to directly <br /> access its garage from the unit. <br /> <br /> b. All garages shall be provided with sectional roll-up <br /> doors controlled by remotely actuated garage door <br /> openers. <br /> <br /> c. The applicant shall provide revised building materials <br /> and 3-5 color schemes for final review and approval by <br /> the Planning Director. The colors shall be darker than <br /> those submitted. Color separations shall occur on the <br /> inside corners of changes in wall plane.
