Exhibit "B" <br /> Conditions of Approval <br /> Case PUD-80-30-52D <br /> <br /> (City Council -- October 1, 1991) <br /> <br /> 1. Permitted Uses <br /> <br /> Permitted and conditional uses of the RM-4,000 Multi-Family <br /> Residential District. <br /> <br /> 2. Development Plan <br /> <br /> a. The development plan for Case PUD-80-31-52D shall <br /> conform substantially to the project site, landscape, <br /> and grading plans, and building elevations, floor <br /> plans, materials, and colors, Exhibit "A" (dated <br /> "Received August 23, 1991"), on file with the Planning <br /> Department, except as modified by these conditions. <br /> <br /> b. This development plan shall have no further validity, <br /> force, or effect if growth management approval lapses. <br /> If this development plan lapses, then the applicant <br /> shall be required to submit the same or new development <br /> plan for City approval prior to development of the <br /> site. <br /> <br /> 3. Site Design <br /> <br /> Final site design shall be reviewed and approved by the <br /> Planning Director prior to issuance of a building permit and <br /> shall incorporate the following requirements: <br /> <br /> a. A "hose-bib" with an automatic closing faucet shall be <br /> provided to each car wash area. <br /> <br /> b. Driveway aprons shall have a maximum length of 5'. <br /> Where the driveway apron for reasons of building <br /> location must exceed a 5' length, then the driveway <br /> apron shall have a minimum length of 20'. Limited <br /> variations from these standards may be allowed by the <br /> Planning Director where it can be demonstrated that <br /> factors exist, or can be provided, that would prohibit <br /> parking within the driveway apron. <br /> <br /> 'c.
