satisfaction of the City Engineer, the median island shall <br /> be eliminated from the plan. <br /> <br /> 6. The entrance driveway on Stoneridge Drive shall be <br /> shifted easterly to the satisfaction of the City Engineer to <br /> align with the existing median island break and the existing <br /> drive on the south side of Stoneridge Drive. <br /> <br /> 7. All entrance/exit driveways shall be improved to their <br /> full extent during project construction, even if a portion <br /> of that driveway is located on adjacent property. In no <br /> instance may any driveway be constructed in a partially <br /> completed manner. <br /> <br /> 8. The curb return for the right turn from the public <br /> street into the private entrance drive shall have a minimum <br /> radius of 40 feet. <br /> <br /> 9. Where feasible, curb returns on the main interior <br /> streets shall have a minimum radius of 25 feet. <br /> <br /> 10. The median island on the main drive between Phase II <br /> Buildings 24 and 25 shall be eliminated. <br /> <br />D. Architecture <br /> <br /> 1. Prior to the. issuance of building permits and subject <br /> to the review and approval of the Planning Director, the <br /> building elevations shall be revised to show the following: <br /> a. Windows on all building elevations of all <br /> buildings shall be recessed and details of the window, <br /> window sill, window trim and metal balustrade shall be <br /> provided. <br /> b. Any handicap ramps which are indicated to cross <br /> between buildings via bridges over driveways shall be <br /> architecturally integrated into the building design. The <br /> elevations of any affected building shall be reviewed and <br /> approved by the Planning Director prior to issuance of <br /> building permits. <br /> <br />E. Landscape Plan <br /> <br /> 1. Prior to the issuance of building permits and subject <br /> to the review and approval of the Planning Director, the <br /> landscape plan shall be revised to show the following: <br /> a. Additional landscaping in the form of hedges and <br /> fencing shall be added immediately around the tot lot near <br /> Building 18 of Phase I, particularly on the western edge. <br /> More trees and shrubs shall be planted along the western <br /> property boundary and landscaped area of the second <br /> entrance. These shrubs may be privet, as is used elsewhere <br /> on-site, and shall be a minimum size of 5 gallons. <br /> <br /> <br />
