The separation between buildings in the Building <br /> A-J cluster of Phase I and the Building A cluster of Phase <br /> II shall be increased to a minimum of 25 feet or the <br /> building plans shall be changed such that two-story elements <br /> on buildings adjacent to one another face each another. <br /> c. To the satisfaction of the City Engineer and <br /> Planning Director, the applicant shall work with City staff <br /> to accommodate a minimum 30-foot wide driveway on the <br /> easterly side of Phase II Building 22. Access streets to <br /> Buildings 20, 21 and 22 shall be designed to accommodate <br /> this driveway. The tot lot near Building 20 shall be <br /> relocated to the satisfaction of the Planning Director. <br /> <br />C. Access, Circulation and Parking <br /> <br /> 1. The entrance driveway on Owens Drive opposite Rosewood <br /> Drive shall be modified to the satisfaction of the City <br /> Engineer as follows: <br /> a. The drive shall be shifted easterly to align with <br /> the Rosewood Drive intersection. To achieve this, it may be <br /> necessary to add a large median in the driveway to align the <br /> outbound lanes of the drive with the north bound lanes of <br /> Rosewood Drive; <br /> b. The traffic signal and striping at the Rosewood <br /> Drive/Owens Drive intersection shall be modified to <br /> accommodate this new leg of the intersection. <br /> c. The developer shall be responsible for the <br /> installation and maintenance of the traffic signal loops <br /> required at the entrance/exit drive opposite Rosewood Drive. <br /> <br /> 2. Curve radii and sight distances from the parking garage <br /> structures shall be modified to the satisfaction of the City <br /> Engineer. <br /> <br /> 3. Driveways providing street access shall be a minimum of <br /> 40 feet wide, with lane configurations of a single in-bound <br /> lane, a separate out-bound left turn lane and a shared <br /> outbound through/right turn lane, unless the City's Traffic <br /> Engineer and Public Works Director approves a lesser <br /> standard. <br /> <br /> 4. Directional signing or striping shall be placed in the <br /> on-site traffic circles to direct drivers to the right side <br /> and discourage cross-cutting into parking areas and main <br /> drive aisles. <br /> <br /> 5. The north curb of the main drive between Buildings 5 <br /> and 6 of Phase I shall be revised to allow for a smooth <br /> transition for west bound drivers around the median island <br /> opposite Building 6. If this cannot be accomplished to the <br /> <br /> <br />
