b. Details of the gazebos, building arbors and all walls shall be indicated. c. Twenty-four-inch box trees shall be substituted for 25% of the 15 gallon Liquidambar trees shown lining the major interior street. d. The applicant shall work with staff to replace. lawn with groundcover where feasible, except that area subject to foot traffic shall be lawn or hardscape. e. Details of the fencing and play equipment for the tot lots, and details of equipment in the ACTC, shall be included in the final landscape plans. F. Final Buildina Plans 1. Prior to the issuance of building permits and subject to the review and approval of the Planning Director, the following shall be included in the final building plans: a. Fully-dimensioned and detailed floor plans for every unit type, and for the end units and fully-dimensioned and detailed plans of the semi-subterranean garages shall be incorporated in the final building plans and shall include all mechanical rooms, cabinets for gas, water and electric meters. b. Fully-dimensioned details (floor plans and elevations) for the laundry facilities shall be included in the final building plans. G. Color Scheme 1. Prior to the issuance of building permits and subject to the review and approval of the Planning Director, the applicant shall work with the City to devise an appropriate color scheme for the project buildings. 2. All building materials and colors, accents and trim colors, details and colors for the metal railings on the balconies and staircases, and the metal grilles (if any) for the garages shall be identified specifically on the final building plans and shall be subject to the review and approval of the Planning Director.
