8. The property owner or his designee shall maintain any <br /> and all landscaping along or within the PG&E and ACTC <br /> easements. Trees along the PG&E easement shall be regularly <br /> trimmed and pruned in an aesthetic manner to avoid <br /> interference with the overhead power lines. In no instance <br /> shall the maintenance of these trees be so neglected as to <br /> result in pruning by PG&E. <br /> <br /> 9. If additional monument identification signs or smaller <br /> directional signs are requested by the developer, said signs <br /> shall be designed to reflect the style and size of the <br /> approved signs. Design and location of all signs shall be <br /> subject to the review and approval of the Planning Director. <br /> <br /> 10. All on-site streets and utilities (water, sanitary <br /> sewer and storm drain) shall be private, shall be installed <br /> by the developer and shall be maintained by the property <br /> owner. <br /> <br /> 11. No structures or trees shall be placed within the two <br /> existing sanitary sewer easements. <br /> <br /> 12. The foundations of all buildings adjacent to the <br /> existing 27-inch and 24-inch sanitary sewer lines shall be <br /> designed to the satisfaction of the City Engineer and <br /> Director of Building Services such that no weight of the <br /> structure bears on these pipes. <br /> <br /> 13. On the easterly side of Phase I Building 11, one <br /> manhole for connection of the on-site sewer to the City <br /> sewer line may be installed in the existing sanitary sewer <br /> line that traverses the site. The City Engineer will <br /> designate to which of the existing sewer lines the on-site <br /> sewer line maybe connected. <br /> <br /> 14. If the existing 6 inch sanitary sewer laterals stubbed <br /> to the property are determined to be of inadequate size to <br /> service the development, the developer shall be responsible <br /> for redesigning the on-site system to channel the greater <br /> volumes of sewage flow into the existing sewer mains that <br /> traverse the project. No new sewer laterals will be allowed <br /> in the perimeter streets. <br /> <br />B. Site Plan <br /> <br /> 1. Prior to the issuance of building permits and subject <br /> to the review and approval of the Planning Director, the <br /> site plan shall be revised to show the following: <br /> <br /> a. The site plan shall be adjusted such that there is <br /> at least a 15 foot setback between Building 15 of Phase I <br /> and the 60 kV line. If this is not possible due to other <br /> <br /> <br />
