EXHIBIT B <br /> <br /> CONDITIONS OF APPROVAL <br /> FOR CASE PUD-Sl-30-53D <br /> (JANUARY 7, 1992) <br /> <br />A. General Conditions <br /> <br /> 1. The proposed development shall conform substantially to <br /> the site plans, elevations, and related materials, Exhibit A <br /> (dated "Received November 8, 1991"), on file with the <br /> Planning Department, except as modified by these conditions. <br /> <br /> 2. The project shall be subject to all conditions of <br /> approval of PUD-81-30-24M. <br /> <br /> 3. The developer shall obtain all building and other <br /> applicable City permits for the project prior to the <br /> commencement of construction. <br /> <br /> 4. This project shall be subject to the Standard <br /> Conditions of Development, attached hereto and made part of <br /> this case by reference. <br /> <br /> 5. The project shall be subject to all applicable fees as <br /> determined by the City's Planning Director, Director of <br /> Building Services and Public Works Inspector. <br /> <br /> 6. Upon submitting for .building permits, the project <br /> developer shall submit a construction phasing plan <br /> indicating which units are to be constructed in each phase. <br /> Phasing of all public improvements, parking and recreational <br /> amenities shall be indicated in the construction phasing <br /> plan and shall be subject to the review and approval of the <br /> City Planning Director and Director of Public Works. The <br /> developer and Planning Director shall make every reasonable <br /> attempt to secure permission from Alameda County Public <br /> Works Agency to improve the ACTC with the proposed <br /> recreational amenities. These amenities shall be installed <br /> in accordance with the project's construction phasing. <br /> <br /> 7. The project shall utilize twice weekly trash pick-up. <br /> If the project site should become unsightly due to litter, <br /> trash or rubbish, the City may require that the project <br /> property management shall contract for more than twice <br /> weekly trash pick-up. This condition shall be recorded on <br /> the title/deed for the property and shall be in effect for <br /> the life of the project unless otherwise indicated by the <br /> City Attorney and Planning Director. <br /> <br /> <br />
