EXHIBIT B CONDITIONS OF APPROVAL FOR CASE PUD-Sl-30-53D (JANUARY 7, 1992) A. General Conditions 1. The proposed development shall conform substantially to the site plans, elevations, and related materials, Exhibit A (dated "Received November 8, 1991"), on file with the Planning Department, except as modified by these conditions. 2. The project shall be subject to all conditions of approval of PUD-81-30-24M. 3. The developer shall obtain all building and other applicable City permits for the project prior to the commencement of construction. 4. This project shall be subject to the Standard Conditions of Development, attached hereto and made part of this case by reference. 5. The project shall be subject to all applicable fees as determined by the City's Planning Director, Director of Building Services and Public Works Inspector. 6. Upon submitting for .building permits, the project developer shall submit a construction phasing plan indicating which units are to be constructed in each phase. Phasing of all public improvements, parking and recreational amenities shall be indicated in the construction phasing plan and shall be subject to the review and approval of the City Planning Director and Director of Public Works. The developer and Planning Director shall make every reasonable attempt to secure permission from Alameda County Public Works Agency to improve the ACTC with the proposed recreational amenities. These amenities shall be installed in accordance with the project's construction phasing. 7. The project shall utilize twice weekly trash pick-up. If the project site should become unsightly due to litter, trash or rubbish, the City may require that the project property management shall contract for more than twice weekly trash pick-up. This condition shall be recorded on the title/deed for the property and shall be in effect for the life of the project unless otherwise indicated by the City Attorney and Planning Director.
