through each site illustrating the viewline from Foothill <br /> Road of the on-site topography, the proposed structure, and <br /> the proposed landscaping shall be provided for the Board's <br /> use in this review. <br /> <br />16. No accessory structures, as defined by the Municipal Code, <br /> shall be located within the 150' setback from Foothill Road. <br /> <br /> 17. Prior to the approval by the Design Review Board of the <br /> custom home to be constructed on Lot 1, all appropriate <br /> measures, such as fencing, dense landscaping, etc., shall be <br /> incorporated in the plans in such a manner to ensure that <br /> the house and yard areas would not have an adverse impact on <br /> the privacy in the usable yard area of the adjacent lot to <br /> the south. <br /> <br />18. The proposed custom homes to be located on Lots i and 2 <br /> shall only face Foothill Road. <br /> <br />GRADING <br /> <br />19. The developer shall submit a final grading plan for the site <br /> to the Planning Director and City Engineer for review and <br /> approval prior to the recordation of the Parcel Map of the <br /> site. The grading plan shall include the proposed finished <br /> grading of the site after the removal of the debris and any <br /> revisions to the grading of the proposed private street. <br /> The objective of this grading plan shall be to emulate, to <br /> the greatest extent possible, the natural grades of the site <br /> which existed prior to the placement of the fill and debris. <br /> <br />20. The finished grade of all areas of the lot, except within <br /> the 120 foot setback from Foothill Road, shall not be cut or <br /> filled more than five feet from the finished grade shown on <br /> the final map, except in the area beneath the main structure <br /> where the grade may be cut more than five feet. The grade <br /> of the area within the 120 foot setback from Foothill Road <br /> may not be substantially changed and shall remain as shown <br /> on the final subdivision grading plan. Any grading on these <br /> lots shall be subject to the review and approval of the <br /> Design Review Board at the time of the review of the custom <br /> homes to be constructed on. each lot. <br /> <br />21. The grading plan for the proposed custom homes on Lots '1 and <br /> 2 shall not utilize a flat building pad, but, rather, shall <br /> use a split-pad configuration with the objective of limiting <br /> grading to the maximum extent. <br /> <br />22. The applicant shall immediately notify the Planning Director <br /> of any changes to the approved grading of the site which may <br /> result during the excavation of the debris from the site. <br /> <br />Page 3 <br /> <br /> <br />
