9. Each of the proposed custom homes on Lots i and 2 shall not <br /> exceed 79 feet in length as measured along the horizontal <br /> length of the building elevation that most closely parallels <br /> Foothill Road. The intent of this provision is that the <br /> proposed structures shall comply with the Building <br /> Separation requirement outlined in the West Foothill Road <br /> Corridor Overlay District. <br /> <br />BUILDING ENV=LOPE <br /> <br />10. The westerly building envelope setback of Lot i shall be <br /> increased from 25' to 30'. <br /> <br />11. The easterly building envelope setback of Lot 3 shall be <br /> increased from a minimum of 25' to 30'. <br /> <br />FENCING AND LANDSCAPING <br /> <br />12. Solid fencing and retaining walls shall be heavily screened <br /> from view from Foothill Road by natural landscaping. The <br /> applicant for a custom ho~hall include this landscaping <br /> on the'plans submitted for design review approval. <br /> <br />13. At the time the custom homes on Lots i and 2 are submitted <br /> for design review approval, adequate provisions shall be <br /> made for private rear yard areas which conform to the City's <br /> General Plan noise standards. Solid fencing shall be <br /> included where necessary to achieve such yard area. All <br /> solid fencing visible from Foothill Road shall be heavily <br /> screened with landscaping. <br /> <br />14. The applicant shall negotiate in good faith to acquire a 20' <br /> wide area of land behind the existing residence on Lot 3 <br /> from the owner of the property located west of lot 3. The <br /> applicant shall then apply for and receive a lot line <br /> adjustanent for this area. Should the lot line for this area <br /> of land be approved, this area of land shall be included in <br /> this development plan and shall have the same zoning <br /> standards. The applicant shall plant a sufficient number of <br /> indigenous, 24" box trees in this area in order to create a <br /> natural backdrop for the structure on this property. Such <br /> tree planting shall be subject to.the review and approval of <br /> the Planning Director. <br /> <br />15. The individual design of the custom homes to be constructed <br /> on Lots 1 and 2 shall incorporate adequate landscaping on <br /> the lots that will create a natural backdrop for the <br /> structure in a reasonable time frame. This proposed <br /> landscaping will be subject to the review and approval of <br /> the Design Review Board at the time of the review of the <br /> custom homes to be constructed on each lot.
