14. The appiican~ shall pay a pro-rata snare of the sanitary sewer <br /> in Foothill Road per a prior agreemen~ with the City prior to <br /> submitting final map for approval. <br /> <br />15. Access to the existing properties served off the driveway on <br /> Foothill Road shall be maintained at all times durinc <br /> consEruc~lon. <br /> <br />16. The typical section of the east/west private street shall be <br /> designed to be ultimately 20 feet in right-of-way width. <br /> Parking will not be permitted and the street shall be posted for <br /> "NO PARKING." In conjunction with this application, the <br /> developer shall design and construct the ultimate 18 foot wide <br /> roadway paving, including 9'6" of the road on his property and <br /> that area within the access easement, generally 8'6", on the <br /> Martin property. This road shall be constructed from Foothill <br /> Road to at least the beginning of the driveway for the house on <br /> the Martin property. The developer shall be eligible for <br /> reimbursement for those costs which are incurred to construct <br /> the 8'6" of road on the Martin property and 6" of road on his <br /> property. Typical sections shall be shown on the tentative <br /> parcel map. <br /> <br />17. The typical right-of-way section of the north/south private <br /> street, referred to as the frontage road, shall be 20 feet with <br /> no curbs and no street parking. Typical sections showing the <br /> realignment of the road closer to Foothill Road shall be shown <br /> on the tentative map. Pavement width shall be 18 feet. <br /> <br />18. The applicant shall dedicate an 8 foot wide public service <br /> easement across the full Foothill Road frontage of the project, <br /> across the full width of the access road, and 8 feet behind the <br /> roadway, unless other approved by the City Engineer. <br /> <br />19. Details for the storm drainage for Lot #1 shall be shown on the <br /> tentative map. In general, water shall be collected and <br /> ~ranspor~ed into a storm drain system approved by the City <br /> Engineer. Over land flow onto Lot #2 is not permitted. <br /> <br />20. The applicant shall comply with the Standard Conditions of <br /> Development except for Conditions numbered 7, 8, 9, 25, 31, 46, <br /> and 50. <br /> <br />21. The use of shake roofs, if permitted, shall be in strict <br /> conformance with the applicable City of Pleasanton Fire <br /> and Building Codes. <br /> <br /> <br />
