f. All recommendations contained within the prevlous tree <br /> report, dated November 20, i991, shall be followed. A <br /> supplemental tree report, for only trees that are impacted <br /> by the development, shall be submitted at the time of house <br /> plan review to assess the health and vigor of the sito's <br /> trees. <br /> <br /> g. The use of stucco siding, in limited amounts, is allowed if <br /> the elevation contains other natural materials which <br /> visually produce an elevation that is sensitive to the <br /> na=urai surroundings to the satisfaction of the Design <br /> Review Board. Complete architectural detailing shall occur <br /> on all building elevations. <br /> <br /> h. The design, construction, and placement of accessory <br /> structures shall conform to the requirements of the R-i- <br /> 20,000 zoning district except as modified by the design <br /> guidelines. No accessory structures shall be constructed <br /> within the 150 foot Foothill Road setback area or between <br /> the east (Foothill Road) elevation and Foothill Road. <br /> Minor grading for landscaping or driveway purposes are <br /> allowed subject to review and approval of the Planning <br /> Director. Additional landscaping shall be provided in this <br /> area to blend the existing vegetation into the natural <br /> environment. <br /> <br /> i. The east (Foothill Road) elevation of any future home shall <br /> be designed as a front elevation in terms of detail and <br /> visual presence. <br /> <br /> j. The F.A.R shall be .20 based on net lot area, excluding the <br /> existing barn or up to 450 sq.ft. of garage area. <br /> <br /> k. The building height shall be 30 feet from the ridge to the <br /> lowest exterior finished grade. <br /> <br />4. An updated set of the design guidelines incorporating the <br /> conditions contained heroin shall accompany any parcel map <br /> application. The updated guidelines shall be submitted to.the <br /> Planning Director for review and approval prior to submittal to <br /> ensure that all conditions have been satisfactorily included. <br /> The applicant or his successors in interest shall disclose and <br /> provide copies of the design guidelines to lot buyers pri0[ to <br /> the close of escrow. <br /> <br />5. Variation in the placement of the ceanothus shall be increased <br /> and additional native drought tolerant shrub(s) types shall be <br /> added to the plant palette to promote visual interest and <br /> variety. These details shall be su]:mitted to the Design Review <br /> Board for review and approval in conjunction with any house plan <br /> a~p!ication. <br /> <br /> <br />
