EXHIBIT "B" <br /> <br /> Proposed Conditions of Approval <br /> Case PUD-91-12 <br /> City Council - Januar7 7, 1992 <br /> <br />1. That the proposed developmenU shall conform substantially to the <br /> site development plan, landscape and fencing plan, and PUD <br /> design guidelines, Exhibit A (dated "Received December 2, <br /> 1991"), on file with the Planning Department, except as modified <br /> by these conditions. <br /> <br />2. That the developer shall obtain all building and other <br /> applicable City permits for the project prior to the <br /> commencement of construction. <br /> <br />3. The proposed design guidelines shall be modified to include the <br /> following conditions: <br /> <br /> a. All building eieva=ions shall receive full architectural <br /> treaTanent, with attention given to minimizing the <br /> appearance of massiveness in wall and roof design. <br /> <br /> b. The proposed colors of the residence shall be earth tone <br /> and shall be submitted for =he review and approval by the <br /> Design Review Board for the appropriateness in <br /> consideration of the natural hillside location. <br /> <br /> c. Solid fencing shall be allowed only along the south and <br /> west properiF lines and shall be screened from view from <br /> Foothill Road by natural landscaping. A specific landscape <br /> plan showing how this requirement will be addressed shall <br /> be submitted to the Design Review Board for review and <br /> approval in conjunction with any house plan application. <br /> <br /> d. The existing Zopograpny cf the site shall be retained to <br /> the greatest ercent possible. Any future homes shall be <br /> designed to conform to the natural topography and that <br /> split level house designs be used as opposed to flat pad <br /> grading if necessary to achieve this objective. A final <br /> grading plan shall be submitted to the. Design Review Board <br /> for review and approval in conjunction with any house plan <br /> application. <br /> <br /> e. Retaining walls are discouraged under three (3) feet in <br /> height and are not allowed over three (3) feet in height. <br /> All retaining walls visible from Foothill Road shall be <br /> faced with natural maUerials, such as natural stone, wood, <br /> etc. and shall be screened with native landscaping. <br /> <br /> <br />
