13. The project developer shall be responsible for his pro-rata <br /> share of all public infrastructure and public park <br /> improvements to be undertaken by lands within the Stoneridge <br /> Drive Specific Plan. Payment shall be determined with the <br /> tentative map. <br /> <br /> 14. A temporary emergency vehicle access easement granted to the <br /> City of Pleasanton may be required from the cul-de-sac off <br /> Glen Isle Avenue to the easterly proper~cy line. The <br /> decision shall be made by the Planning Director at the <br /> tentative map stage based on the construction timing of the <br /> projects covered by PUD-91-11 and PUD-92-1. If required, <br /> the emergency vehicle access shall be shown on the <br /> improvement plans to the satisfaction of the Planning <br /> Director and the easement shall be recorded with the final <br /> map. <br /> <br />15. The developer shall implement the recommendations described <br /> under Option One or Option Two of the "Cultural Resources <br /> Assessment of Stoneridge Orchards III, City of Pleasanton, <br /> Alameda County, California" prepared for West View <br /> Properties, Ltd., by Basin Research Associates, Inc. The <br /> decision to follow which option shall be made by the <br /> developer prior to the tentative map application to the <br /> satisfaction of the Planning Director. If developer provide <br /> a subsurface reconnaissance of the site, said reconnaissance <br /> shall be submitted with the tentative map application. <br /> <br />16. With recordation of the final map, the project developer <br /> shall post bond with the City for the improvements on the <br /> portion of Stoneridge Drive to be located along the <br /> southeasterly side of Lots 1-4, including, but not limited <br /> to, curb, gutter, sidewalk, landscaping, street structural <br /> section, signing and striping, street lights, and utilities. <br /> <br />17. The temporary drainage ditch at the sou~h and west project <br /> property lines shall be constructed of concrete unless <br /> otherwise approved by the Directors of Planning and Public <br /> Works. <br /> <br />18. The applicant shall work with the Pleasanton Unified School <br /> District and the City Planning Director to develop a <br /> program, in addition to the school impact fees required by <br /> State law and local ordinance, to off-set this project's <br /> long-term effect on school facility needs in Pleasanton. <br /> This program shall be designed to fund school facilities to <br /> serve new development in Pleasanton. The method and manner <br /> for the provision of these funds and/or facilities shall be <br /> subject to approval of the City and shall be in place prior <br /> to approval of the final map. In no event shall <br /> construction of residential units in each project phase <br /> Commence unless the above method and manner for the <br /> provision of these funds and/or facilities has been <br /> approved. <br /> <br /> <br />
