long-term effect on school facility needs in Pleasannon. <br /> This program shall be designed to fund school facilities <br /> necessary ~o offset the projec='s reasonably related effect <br /> on =he long-~erm need for expanded school facilities <br /> serve new development in Pleasanton. The method and manner <br /> for the provision of ~hese funds and/or facilities shall be <br /> subject ~o approval of the City and shall be in place prior <br /> =o approval of the final map. In no even= shall <br /> construction commence unless the above me=hod and manner for <br /> =he provision of funds and/or facilities has been approved. <br /> <br /> 16. That T. he common lo= line between Lots 7 and 8 shall be <br /> revised to run parallel with ~he existing storm drain pipe <br /> and related easement. The resulting configuration shall <br /> place =he easement entirely within either Lot 7 or Lot 8 <br /> (i.e. ~he easement may no= be bisected by =he lo= line). <br /> This change shall be depicted on t. he ~en=a=ive subdivision <br /> map for =he development. <br /> <br /> 17. Tha= unless o~herwise approved by the Fire Marshall and City <br /> Engineer, Lots 1, 2, 6, 7, 12, 13, and 14 shall be served by <br /> individual water and sanitary sewer laEerals. These <br /> laterals shall be private and shall maintained by <br /> individual homeowners. The s=orm drain lines serving Lots <br /> 1-2 and Lots 9-11 shall be privately maintained by <br /> owners of ~hose lots. These clarifications shall be <br /> depicted on the final map for ~he development. <br /> <br />18. That the typical section for the private driveway "access <br /> road" serving Lots 12, 13, and 14 shall also apply =o the <br /> access road serving Lo~s 6 and 7. These driveways shall be <br /> privaEe and shall be maintained by the owners of the <br /> affected lots. The typical section for the access road may <br /> be revised ~o eliminate the crown in the street. These <br /> clarifications shall be depicted on the final map for the <br /> development. <br /> <br />19. That =he typical street section for Beta=lie Place shall be <br /> revised and a =~pical sec~cion added for Cres=ablanca Drive <br /> showing an area 5 fee= wide behind the righE-of-way line on <br /> each lo= graded at a maximum slope of 2 percent towards Uhe <br /> s~ree= before starting any 2:1 slope. These additions. shall <br /> be depicted on the final map for the development. <br /> <br />20. That the grading of individual lots (relative to the slope <br /> of ~he building pad) shall be in accordance with Sections <br /> 2907(b)(5) and 7012(d) of the 1988 Uniform Building Code <br /> unless otherwise approved by the City Engineer. <br /> <br />21.
