9. That Uhe final design of ~he "T" ~urnaroundS for =he private <br /> driveways at Lots 6/7/8 and Lots 12/13/14 shall be submitted <br /> for review and approval by =he Planning Director prior =o <br /> =he issuance of building permits for =he affected lots. The <br /> turnarounds shall be designed =o meet Uhe requirements of <br /> ~he Fire Department for emergency access. <br /> <br /> 10. That the dedication of all parcels =o be transferred =o <br /> adjacent properties (shown on =he site plan as Parcels 1, 2, <br /> 3, 4, 5, and 6) shall be accomplished by =he developer <br /> through lot line adjustments in conjunction with recordation <br /> of a final map for =he development. <br /> <br /> 11. That the developer shall be responsible for the installation <br /> of an entr~ monument sign for the Foxbrough Estates <br /> development. The design for =he sign shall be submitted for <br /> review and approval by the Design Review Board prior to <br /> rscordation of a final map for the development. The sign <br /> shall be designed to minimize the need for maintenance. The <br /> sign design shall be accompanied by an agreement or similar <br /> mechanism demons=rating =hat =he owner of Lot I of Foxbrough <br /> Estates has authorized ~he placement of ~he sign on his/her <br /> property. The agreement shall also iaclude provisions <br /> acceptable Co =he City outlining the responsibilities for <br /> maintenance of the sign after i= is installed. The <br /> developer shall work in good faith wi~h =he Foxbrough <br /> residents to install ~he sign in conjunction with =he first <br /> phase site improvements in the Beratlis Place development. <br /> <br /> 12. That the landscape plan for the required slope bank and <br /> screen plantinge along the property line shared wi~h <br /> Foxbrough Estates shall be modified to incorporate one <br /> additional ~ree species. The new species, which shall be <br /> drought tolerant and feature seasonal interest, shall be <br /> submitted for review and approval by the Planning Director <br /> prior to recordation of ~he final map. <br /> <br /> 13. That the removal and undergrounding of existing overhead <br /> utility lines (and related poles) along the Foxbrough <br /> property boundary shall be accomplished in conjunction with <br /> ~he first phase subdivision improvements. <br /> <br /> 14. That =tie required s~reet plantinge along Crellin Road shall <br /> be installed in conjunction with the first phase site <br /> improvements and prior =o the issuance of any building <br /> permits for dwellings. <br /> <br /> 15. That the applicant shall work with the Pleasanton Unified <br /> School District and the Planning Director =o develop a <br /> program, in addition =o =he school impact fees required by <br /> State law and local ordinance, =o offset ~his projec='s <br /> <br /> <br />
