a. The minimum side yard setDack on all lots shall be <br /> increased from 5 feet to 10 feet wherever feasible, <br /> except as otherwise modified below; the Design Review <br /> Board may reduce the .side yard setback to a minimum of <br /> 5 feet on lots where special circumstances warrant; <br /> <br /> b. Lot 5 -- pull envelope back to the toe of the slope <br /> bank on the west side of the lot; <br /> <br /> c. Lot 6 -- pull envelope back to the toe of the slope <br /> bank on the south side of the lot; <br /> <br /> d. Lot 9 -- pull envelope back'to the toe of the slope <br /> ban~ on the north side and to the driveway and <br /> retaining wall on the west side of the lot; <br /> <br /> e. Lot 10 -- pull envelope back to the foot of the <br /> retaining wall on the notch side and to the driveway <br /> (and toe of slope bank) on the wee= side of the-lot; <br /> <br /> f. Lot 11 -- pull envelope back to the toe of the slope on <br /> the north side of the lot; and <br /> <br /> The revised building envelopes shall be submitted for review <br /> and approval by the Planning Director prior to recordation <br /> of a final map for the development. <br /> <br />7. That all trees, landscaping, and related irrigation shown on <br /> the landscape plans for Lot 1, Lots 10 and 11, and Lots 2, <br /> 3, and 4 of Foxbrough Estates and for the Crellin Road <br /> frontage shall be installed by the developer in conjunction <br /> with the first phase subdivision improvements (dedication of <br /> remainder parcels, grading, and perimeter fence <br /> installation). The sharing of responsibilities for payment <br /> for the landscaping and irrigation on Lots 2, 3, and 4 of <br /> Foxbroug~ Estates shell be as set for=ll in the "Summary'of <br /> Agreements" concerning the Beratlis site, dated May 21, 1990 <br /> (contained in the City Council staff repoz~c of June 5, 1990, <br /> on Case RZ-89-20). The developer shall submit evidence <br /> satisfactory to the Planning Director that the affected <br /> property owners have agreed to the plans and process for the <br /> landscaping and related improvements prior to the lot line <br /> adJusment dedicating parcels to the affected lots. <br /> <br />8. That the developer shall submit an improved, alternative <br /> design for all retaining walls proposed in the development <br /> (with or without landscaping and irrigation) for review and <br /> approval by the Design Review Board prior to recordation of <br /> a final map for the development. <br /> <br /> <br />
