Ri~ks of wildland fire <br /> <br />IMPACT: The City Council finds that due to the site's topography and vegetation, the <br />location of homes adjacent to hillside open space areas, and the risks of damage to property or <br />persons due to wildland fires, the project could cream a significant impact on the City's Fire <br />Department to respond to calls for fire-fighting set, rice and ability to provide adequate protection <br />of life and property. <br /> <br />DEGI~F-F~: Significant. <br /> <br />FINDING: Tha Council finds that implementation of ~e mitigation measure are feasible <br />and have been incorporated into the project design or into the pwject by reference through <br />conditions of approval, and will be effective in reducing the impacts of this project to a less than <br />significant level. These measures are MM 7k, 71, 7m, 7n and 7o. <br /> <br /> 8. I ~eic of neighborhood park in areaYno permanent on-site open space <br /> <br />IMPACT: The City Council finds that a lack of a neighborhood park in the vicinity, in <br />combination with the pwject's proposed above-average densities with no public, on-site amenity <br />as required by the City's General Plan, could have a si.g~ificant impact on the provision of <br />adequate, useable open space for the residents of the proposed development. <br /> <br />DEGlt~-I=-: Significant. <br /> <br /> FINDING: The Council finds that the provision of on-site hiking trails, the site's pwximity <br /> to the Ridgelands Regional Park, and with payment of in-lieu park fee~, the Council finds that <br /> no other public on-site amenities are required. These measures (Conditions 9 and 45 [1VIM 7q) <br /> have been incorporated inW the project de,sign or into the project by reference through conditions <br /> of approval, and will be effective in reducing the impacts of this pwject to a less than significant <br /> level. <br /> <br /> Noise Impam <br /> <br /> 1. Noise levels in _rear yards may exceed 60dB <br /> IMPACT: The Council finds that rear yard noise levels on certain hillside lots could exceed <br /> the General Plan goal of 60dB. <br /> <br /> DEGi~-~: Potentially Significant. <br /> FINDING: The Council finds that although the use of standard, solid property-line fencing <br /> on these lots would be effective in. reducing these rear yard noise levels, the Council finds that <br /> inappropriate use of such fencing could ddeal the goals of achieving an aesthetic development. <br /> <br /> Pa~e C-12 <br /> <br /> <br />
