15. The developer shall install the 66" storm drain across the <br /> site as shown on the grading plan. The applicant can enter <br /> into a reimbursement agreement wi~.h the City to recover a <br /> per=ion of the costs of the line's installation from oV/ler <br /> benefitring Properties that tie into the line. <br /> <br /> 16. The final dasign of the linear park located between Stoneridge <br /> Drive and the neighborhood perk located by the school site is <br /> conditicned to be reviewed and approved by =he Par~s and <br /> Recreation'Commission prior to approval of =he first final map <br /> on =he site. The. neighborhood perk shall be designed in <br /> conju/lc=ion wi~h the 's~hool site in order to ensure <br /> satisfactory placement of the perk and school. The applicants <br /> can initiate discussion with the Perks and Recreation <br /> Commission at ar~ time regarding the design of talese <br /> facilities. <br /> <br /> Unless otherwise approved by =he Planning Director, the linear <br /> and neighborhood perks shall be constructed by the project <br /> developer. ConsV. v~c=ion of the. linear perk shall be phased as <br /> follows: The berm required by the Stoneridge Drive Specific <br /> Plan between Stoneridge Drive and the Arroyo shall be <br /> cons=~-uc=ed with the first' grading phase of the development~ <br /> installation of landscaping, irrigation, sidmlks, e~cr., <br /> shall be timed with the c~ns~ruc=ion of S~oneridge Drive. <br /> Construction o~ ~he ntighborhood perk shall o~c,~r with <br /> cons~.Tuc~ion of. Village Two or the school site whichever ocurs <br /> firs=. <br /> <br /> 17.' The development plan reserves a portion of the site for' the <br /> possible exEension of S~oneridge Drive direc~cly east to the <br /> Kaiser proper~7. (See Exhibit "Fm, StoneTidue Drive Showinq <br /> Easterly Extension to the Kaiser Promorgy.) The applicant <br /> would record an open offer of. dedication on this eros pending <br /> the final decision on the Kaiser proper~. If no decision is <br /> made by the Cit~r within t~do years- of re~ordation of the final <br /> map to subdivide Village Thzme, then the applicant would be <br /> able to develop this portion of the site as shown on the <br /> development plan. <br /> <br />18. Cons~ruc~cion of' Stoneridge Drive can be phased as follows: <br /> the f~arst cons~Tu~cion phase would be from the Wee= View <br /> projeo~ site to the first "T~ intersec~cion, and the second <br /> construction phase would be fram the firsE to the second nT~ <br /> intersec~cions- The final po~cion of Stoneridge Drive from the <br /> second "T" intersechelon to the Arroyo Mocho bridge would be <br /> constructed with the bridge. <br /> <br />19. Access to the Public/Instit~ational uses on the north side o= <br /> Stoneridge Drive shall be via right-turn in/out driveways. <br /> Locations for driveways shall be reviewed at the. time this <br /> site develops. <br /> <br /> <br />
