14. The driveway entrance shall be constructed to 30 feet, unless <br /> otherwise approved by the City Engineer. <br /> <br />15. A sidewalk shall be constructed from =he entrance of the building <br /> west to connect with the existing sidewalk along Bernal Avenue. <br /> The sidewalk shall be monolithic along Pleasan=on 'Avenue parallel <br /> =o the noz~ch building elevation and separated along the westerly <br /> property line. Three additional London Plane trees shall be <br /> installed along the separated porcion of the sidewalk. Specific <br /> details shell be submitted for review and approval to =he Planning <br /> Department and the City Engineer prior to building permit <br /> issuance. Specific mitigation measures shall be incorporated to <br /> account for the roots of the existing sycamore trees as approved <br /> by the City's Landscape Architec~c. <br /> <br />16. All trash and refuse shall be contained completely within <br /> enclosures architec~:urally compatible with the building. The <br /> materials and colors of the enclosure walls shall match the <br /> building walls and the gates shall be of solid metal or wood. <br /> Landscaping around the enclosure shall be herreed up around the <br /> structure to screen it with earth mounding and landscaping. The <br /> location and design of the enclosure(s) shall be shown on the <br /> plans suJmnitted for issuance of building permits, subject to the <br /> review and approval of the Planning Director prior =o building <br /> permit issuance. <br /> <br />17. The location of any pad-mounted transformers shall be subJec~ to <br /> approval by the Planning Directcot prior to issuance of building <br /> permits. Such transformers shall be screened by landscaping or <br /> contained within an enclosure ma~:ching the building and with <br /> corrugated metal gates. All transformers shall be shown on the <br /> plans submitted for issuance of building permits. <br /> <br />18. The development plan/design review approval shall be valid for a <br /> period of 2 1/2 years (30 months). <br /> <br />19. All trees shall be planted 10 feet clear of the sewer easement. <br /> <br />20. The following uses shall be permitted: <br /> <br /> a. Adminis~rative headquarters and executive offices <br /> b. Business offices, including wholesaling establishments <br /> witlieu= s~ock, and no= including the re~ail sales of any <br /> ccmmodity on the premises <br /> c. Business service offices, including employment agencies, <br /> accountants, notaries, stenographic, addressing, computing, <br /> and related services <br /> d. Consulting service offices, business and professional <br /> e. Design professions not including retail sales on the premises <br /> f. Insurance offices <br /> g. Legal service offices <br /> h.
