Research service offices, analytical and scientific, not <br /> involving the manufacture, fabrication, or sales of products <br /> on the premises <br /> k. other uses determined by the Planning Director to be <br /> compatible with the development and which have a parking <br /> demand of less than 1 space per 300 sq.ft. of building area. <br /> <br />21. The following uses shall require approval of a Conditional Use <br /> Permit: <br /> <br /> a. Finance companies, including loan brokers, engaged in <br /> ex~cending credit in the form of loans, but not engaged in <br /> deposit banking. <br /> <br />22. Parking for the development shall be based on the Parking <br /> Ordinance standards of I space for every200 sq.ft. of medical use <br /> and I space for every 300 sq. ft. of general office uses. <br /> <br />23. A maximum of 7,500 sq.ft. of medical uses may be permitted. A <br /> detail description of each proposed medical use, in a form <br /> approved by the Planning Director, shall be submitted prior =o <br /> issuance of a zoning certificate for that use. This information <br /> shall describe the proposed use in terms of anticipated parking <br /> demands. Should the Planning Director determine ~hat the use <br /> would no= create an on-site parking shortage, the Planning <br /> Director shall approve the use. The Planning Director may impose <br /> conditions to ensure that adequate parking is maintained- <br /> <br />24. Development shall be subject to all "Standard Conditions of <br /> Development", dated revised October 1986, attached to this report <br /> and herein incorporated by reference except for conditions 7, 12, <br /> 14, 29, 34, and 46. <br /> <br />25. The design of the entry way tower shall be modified to minimize <br /> the required pruning on the adjacent sycamore tree. This <br /> modification may include, but no= limited. to, moving the tower 8 <br /> feet to the south or stepping back~he second floor por~ion.ofthe <br /> tower. Specific details shall be resolved to the satisfaction of <br /> the Planning Director prior to building permit issuance. <br /> <br /> <br />
