23. The developer shall complete the necessary traffic signal <br /> modifications at the intersection of Stanley Boulevard and Del <br /> Valle Parkway and the intersection of Stanley Boulevard and <br /> California Avenue. <br /> <br />24. The applicant shall work with the Wilcoxes and the City when <br /> undergrounding utilities along the Stanley Boulevard frontage <br /> of the Wilcox property to save the existing trees by hand <br /> trenching. In addition, no sidewalk shall be installed along <br /> the Wilcox property. <br /> <br />25. The developer shall be responsible for undergrounding all of <br /> the existing overhead P.T.T. and P.G. & E. utility lines <br /> located along ~he 'Del Valle Parkway and Stanley Boulevard <br /> sides of the proper~y in conjunction wit/~ the tract <br /> improvements. The final utility plan shall be submitted wi~h <br /> the tentative map for review and approval by the Planning <br /> Commission. The developer shallbe eligible for reimbursement <br /> of one-half of the undergrounding costs along his project <br /> frontage as proper=lee on the o~her side of ~31e road develop. <br /> <br />26. The developer shall work wi~,h the owners of the Irby property <br /> to develop a revised driveway configuration. The purpose of <br /> ~his redssign is to provide continued access to both trucks <br /> and automobiles to the existing s~ore on tha~ proper~cy. The <br /> revised driveway improvements shall be- completed with the <br /> tract improvements and shall be submitted for the review and <br /> approval by the Planning Commission with the ~entative map. <br /> <br />27. The easebound ~31rough lane on the east side of the <br /> intersection of California Avenue and Stanley Boulevard shall <br /> be widened to 16' instead of the 14' shown in order to allow <br /> sufficient width for "shy away" from the raised island curb. <br /> <br />28. The righ~ turn lane shown to be constructed from Stanley <br /> Boulevard into the adjacent parcel (Madden) shall not be <br /> cons=rutted as par= of the project improvements. <br /> <br />29. The developer shall provide evidence to the City Engineer that <br /> the PacTel easemen~ that runs parallel to the 66" storm drain <br /> easemen~ is no~ required by the utility and may be abandoned <br /> prior to the approval of the tentative map. <br /> <br />30. The portion of the 12" storm drain located along Lots 20 and <br /> 31 shall be relocated entirely within the s~reet, not under <br /> the curb. <br /> <br />31. -The sanitary sewer and storm drain utilities shown to be <br /> located between the U.P.R.R. soundwall and Lots 32 and 49 <br /> shall be designed within a 15s wide easemen~ adjacent to the <br /> <br />Page 6 <br /> <br /> <br />
