An 8' wide P.S.E. shall be provided on the side yards of the <br /> corner lots instead of the 5 ' wide P.S.E. shown on the <br /> attached plans. <br /> <br /> 33. The developer shall provide access either through the project <br /> site or other approved area to the U.P.R.R. easement area for <br /> the purposes of utility and soundwall maintenance, as well as <br /> emergency services. This proposed access shall be shown on <br /> the tentative map. <br /> <br /> 34. The proposed 8" sanitary 'sewer that is shown to terminate at <br /> the westerly entrance road shall be extended across Stanley <br /> Boulevard to the proposed southerly edge of pavement. <br /> <br />35. A local collector line for sanitary sewer shall be installed <br /> in Street D from Street E to Street C for the connection of <br /> the individual lot laterals. No laterals may be tied directly <br /> into the 18" sanitary sewer transmission line that is located <br /> in Street D. <br /> <br />36. The 66" storm drain located in the front yard of Lots 1 <br /> ~Jlrough 4 shall be relocated out of the lots into Street E and <br /> the existing line abandoned per a method to be-approved by the <br /> City Engineer. <br /> <br />37. The developer shall design drainage releases at the base of <br /> the soundwall at the northerly end of the interior roadways <br /> adjacent to the U.P.R.R.s.oundwall. <br /> <br />Miscellaneous <br /> <br />38. This development plan shall be of no further validity and the <br /> applicant' shall be required to submit the same or- new <br /> development plan for City approval prior to development of the <br /> site in the event that the following occur: <br /> <br /> a. The applicant fails to receive growth management <br /> approval within 2 1/2 years of PUD approval, or <br /> <br /> b. Subsequent to such approval, the applicant-allows <br /> the growth management approval to lapse. <br /> <br />39. The applicant shall work with the Pleasanton Unified School <br /> District and the Cit3[ Planning Director to develop a program, <br /> in addition to the school impact fees required by State law <br /> and local ordinance, to off-set this project~s long-ten <br /> effect on school facility needs in Pleasanton. This program <br /> shall be designed to fund school facilities necessary to off- <br /> set this proJect's reasonably related effect on the long-ten <br /> <br />Page 7 <br /> <br /> <br />
