8. All garage doors shall have automatic sectional roll-up garage <br /> door openers. <br /> <br />9. The side elevations of the models to be located on the street <br /> side of corner lots shall be rodesigned to have full and <br /> interesting building articulation. The design of these <br /> building elevations shall be subject to the review and <br /> approval of the Planning Director prior to the issuance of <br /> building permits for the project. <br /> <br />10. The foundation of houses and garages adjacent to the easements <br /> that bisect the project shall be designed so that the weight <br /> of the structures does not bear upon the utility pipes. <br /> <br />11. The "wood" masonite siding to be used as the exterior finish <br /> on the proposed homes shall be applied in individual lengths <br /> ra~her than the installation of masonite panels. <br /> <br />12. A final plotting plan shall be submitted for the review and <br /> approval by ~_he Planning Commission prior to the approval of <br /> ~he tentative map. The plotting plan shall reflect the type <br /> of the house to b · built on each lot. This plot plan shall be <br /> designed to provide a varied and interesting arrangement.of <br /> houses as viewed from the project s~reets. The 35 single- <br /> story units shall remain in the locations shown on the <br /> attached site plan. A total of 39 single-story units shall be <br /> shown on the revised plot plan, 35 units in the locations <br /> shown on the current plan and 4 units to be located on Lots <br /> 12, 13, 15, and 17. <br /> <br />LandscaDina <br /> <br />13. A revised landscape plan shall be submitted for the review and <br /> approval by the Design Review Board prior to the approval of <br /> the tentative map. This revised landscape plan shall <br /> adequately address the location and/or relocation of all <br /> easements on the site. Additional trees should be added <br /> around the periphery of the main park. A noise study shall <br /> also be prepared for the park area in order to determine if <br /> additional noise mitiga~ions, i.e. berming, walls, etc., are <br /> needed to mee~ the City t s noise standards. Additional <br /> betruing, vines, and plantinge should be used to the maximum <br /> ex~en~ feasible at' the north end of the park in order to <br /> soften the appearance of the soundwall. The revised landscape <br /> plan shall also include the linear park area and S~anley <br /> Boulevard frontage. All s~ree~ trees shall be replaced with <br /> a more vigorous tree species suitable for this area. <br /> <br />14. Additional landscaping and ear~.hberming shall be designed to <br /> soften the soundwall at the rear of the proposed park-on-the- <br /> square.
