All recommendations of the tree report, dated January 10, <br /> 1992, shall be strictly adhered to and implemented. Every <br /> feasible measure shall be taken to preserve all of the <br /> existing walnut trees along ~he project~s Stanley Boulevard <br /> frontage, except for a maximum of 6 trees which may be <br /> necessary to remove for the construction of the project <br /> entrance roads. A revised grading and landscaping plan for <br /> the Stanley Boulevard frontageShat provides for~he retention <br /> of the approximately 24 walnut trees shall be submitted for <br /> the review and approval of the Design Review Board prior to <br /> the.approval of the tentative map. This plan shall be <br /> accompanied wi~h an evaluation of the proposed plan for-the <br /> improvements in this area and any potential impact- and <br /> mitigations for the preservation of the existing trees. The <br /> applicant shall arrange for. the horticultural consultant to <br /> conduct a field inspection prior to issuance of grading <br /> permits to ensure that all. recommendations have been properly <br /> implemented. The consultant shall certify in writing that <br /> such recommendations have been followed. <br /> <br />16. The sidewalk along the S~anley Boulevard project frontage <br /> shall be reconfigured in order to facilitate the retention of <br /> trees numbered 40 and 42. This sidewalk shall be relocated <br /> adjacent to the interior s~reet in front of Lots 103 through <br /> 105. The sidewalk along the in~erior's~reets at this location <br /> and the area in front of Lots 40 and 41 shall beredesigned to <br /> directly connec~ to this Stanley Boulevard sidewalk. This <br /> revised sidewalk configuration shall be submitted for the <br /> review and approval by the Planning Commission prior to the <br /> approval of the tentative map. <br /> <br />17. The final design of the soundwall along the Stanley Boulevard <br /> frontage and U.P.R.R. shall be submitted for the review and <br /> approval by the Design Review Board prior to the approval of <br /> the tentative map. The developer shall explore design options <br /> for the soundwall and shall presen~ these options to the <br /> Design Review Board for review. <br /> <br />Street ImProvementS <br /> <br />18. No left turn shall be-permitted from the westerly project <br /> entrance road as shown on the attached plans. The lef~ turn <br /> lane from the project site onto Stanley Boulevard .shall be <br /> eliminated and the width of the entrance roadway and median <br /> shall be reduced from a 66~ width to a 46~ width. The median <br /> shall be reconfigured to a kidney-shaped median in order to <br /> prevent left turns from this project entranceway and the <br /> <br />Page 3 <br /> <br /> <br />
