The proposed development'shall conform substantially to the <br /> site .plans, elevations, and related materials, Exhibit A <br /> (dated "Received February 21, 1992"), on file with the <br /> Planning Department, except as modified by these conditions. <br /> <br />2. The developer shall obtain all building and other:applicable <br /> City permits for the project prior to the commencement of <br /> construction. <br /> <br />3. Except as o~herwise modified by the development plan or <br /> conditions or approval, ~he uses and site development <br /> standards for the development shall be those of the R-1-6,500 <br /> zoning district. <br /> <br />4. The special financing program for 16 of the single-story units <br /> shall be implemented per the attached Draft Affordable Housing <br /> Program, dated March 25, 1992. <br /> <br />Buildina Architecture and Sitina <br /> <br />5. All main and Class I accessory structures on Lots 12-19 shall <br /> maintain a rear yard setback of 20' from the rear' lot line <br /> while maintaining a minimum 180 long driveway apron. <br /> <br />6. The units on Lots 12 ~hrough 19 shallbe one-stor~. No future <br /> second-story additions maybe added to these homes. All two- <br /> storyhomes on Lots 61-77and Lots 88-100 shall maintain a 20' <br /> setback of all two-storypor=ions from the rear property line <br /> (soundwall). The developer shall redssign the second-story <br /> por~ions, visible from Stanley Boulevard, of the homes on <br /> ~hese lots to include de~ailed building articulation which <br /> results ha varied and interesting elevation when viewed from <br /> Stanley Boulevard. The final design of these second-story <br /> building elevations shall be submitted for the review and <br /> approval by the Design Review Board prior to the issuance of <br /> building permits. <br /> <br />7.
